AVOID. • They use sham license agreements rather than tenancies and so your deposit is not covered and you have very few rights as an occupant. • No inventory, pictures or videos are provided about the state of the property before you move in apparently, but they will happily provide videos after your check-out so they can charge you for the issues that were already there upon check-in. • They did not check or clean my room before I moved in, as proven by the fact a staff member came to my room asking if the previous tenant had left keys in the room. They hadn't - so I had to make a copy of the key myself which they never collected. • Property left in disrepair - broken cupboards, showers, kitchen appliances, desks, chairs, wardrobes, dirty carpets, dirty and inadequate mattresses. Of course, none of this is "their problem" as this is all on you as a "licensee" and not a "tenant". The building itself was a construction site for the 12 months I lived there as the cladding had to be removed (and it's still being removed as far as I'm aware). • 'Cleaners' cannot clean and do not speak 1 word of English (just like City Accommodations staff themselves). • Exorbitant rents inconsistent with market rates and with other tenants paying much different amounts. • Additional fees include: £100 in case of lost keys + a £50 administration fee, £50 to change room, £50 for extensions or renewals of the contract, £25 for not using the correct reference when paying rent, £40 for "reminders" of any conditions set out in the contract, and many other "administration fees" for any maintenance issues including the change of light bulbs. • With the amount of administration fees they charge, you'd think they would at least be able to reply to your emails regarding maintenance and key issues - this is not the case. One tenant went without keys for a month due to City Accommodations’ awful communication. • They have a business contract with the worst ISP - Plusnet - where the maximum speed on offer is 5-10Mb. Attempting to change this ISP will leave you without internet for over 1 month, just to be reverted back to the old ISP! I was not reimbursed for my data usage during this time of course. • Despite the contract stating no check-ins/outs during December or August, I was allowed to check-in during December but not check-out the following December. The rules are applied as they see fit. • My official check-out date was the first week of January, but in accordance with their contract, I was not able to reclaim my deposit until the 15th of the following month (February). My deposit was of course charged exorbitant fees as someone who was vocal throughout my tenancy about the issues my room, property, and contract had (£150 to clean a carpet? A new carpet doesn't even cost that much!). • Overall, Carmelo and Javier are a complete joke and utterly incompetent. They couldn't pour water out of a boot with the instructions on the heel.

20 Feb 2021Hello Mohamed, We are sorry if you experience has not been as you were expecting, however it is in our opinion important and fair to specify some points. 1) You state that the contract used is a sham, however the license is a perfectly valid document when you share a flat with other persons. In particular in order to be defined a sham it's needed a judgment ruling that. We would like to remind you that we are member of The Property redressed scheme and also trading standards has reviewed our paper works., certainly their opinion is more accurate than your, in respect to this matter. We always available for registering the deposit which results anyway mandatory only in case of AST. 2) As per the agreement we carry on self inventory, where you send a video upon move out and we take action in case you leave to room in a bad state. The instructions reflected in the agreement are very clear 3) We received a call from you about 3 months ago threatening us to don't pay the rent in case we were not going to make some repairs, which you never reported ( because in fact they were not existing, as we found after inspecting the flat) In particular you report: Cupboards in the kitchen broke. When we come, and you were present, one cupboard was not closing because an oven tray was bigger than the cupboard itself and another cupboard ( right down side of the kitchen was purposely fit for the pipe works going trough, so not made to be used. You reported the shower not being usable. When we questioned you what the issue was you were almost silent and pointed out some moisture in the ceiling, which is normal if after showering the door stays closed. You reported some cupboard in the hallway full of stuff. We pointed out to remove personal belonging of the current occupant so our cleaner can remove any unwanted items. You said you were going to let us know when you and the other flatmates were going to remove the items, but this is never happened. It worth to mention that upon that inspection we agreed to update internet however in that building was not possible to reach a better speed, and that was certainly not our fault and as form of courtesy delivered you some additional chairs. Regarding the fee, you haven't been charged anything thing else than the renewal fee £50 which is clearly stated in our agreement and perfectly applicable as per the below link from Shelter. You have been charged for a new mattress given that you left completely stained of brown in the middle and for cleaning the carpet in the room given that also that was in a very bad state We believe that our approach toward you has been extremely fair and professional, however if you have as your own admission via email in December a natural rejection toward Landlords we can't certainly let you have such of disruptive approach. It worth to note that the other 3 flatmates are all long term and happy customers staying at that property.

7 Jul 2021I went for a viewing with someone from city accommodation recently as the room looked amazing. I had a look at the reviews and saw that there were quite a few bad ones, and this one caught my eye. So when I went for the viewing (without mentioning the reviews) I brought up the idea of a tenancy agreement vs a licensee agreement. They told me that "everywhere does licensee agreements for renting a room" and "tenancy agreements are just for whole places", the small amount of research I did before the viewing (plus the bad reviews) made me very skeptical of this. So, on my next viewing (with a totally different agency) I asked and they told me that this is in-fact definitely *not* the case, and that tenancy agreements for renting a room are very common, and that licensee agreements give the tenants ALOT less rights, and the agency a lot less responsibility for looking after their tenants. Whether the agent was lying to my face, or acting on false information from their boss, I don't know. Maybe someone here can confirm if what I was told by the second separate agent was true or not, because 'guess which estate agent is being honest' isn't really a game I want to play lol. I'm not really a 'leave a review' kind of person, especially when I'm not even a customer, but the idea of a company trying to take advantage/provide a lacklustre service to people trying to find somewhere to live (something that is already VERY expensive in London) especially during a pandemic is pretty sickening. This is purely feedback, but when I saw the room it was pretty filthy. the floor was dirty, the surfaces were dusty, and there were stains. Maybe some of these reviews are inaccurate, but from my small experience there is simply just a lack of care.... and this was BEFORE signing any agreement and paying money, I wonder what they'd be like after... A lot of estate agencies that come up on google have 5 stars, and definitely don't have the bad reviews that this has. It's literally your job to make sure people have a satisfying, looked-after experience, and it doesn't seem like that isn happening.
