The branch manager at Jason Oliver is the worst estate agent I've ever dealt with. She is not just unprofessional but rude. When our contract at Cheriton Close was about to end, she tried to convince us as that we had to give her 2 months notice to vacate the property even though our contract was a fixed term contract of 12 months, and we didn't have to give them any notice. In addition, we kindly reminded her a month before our contract ended so they could find new tenants. Additionally, she never came to the house to do any viewings, and she even arranged viewings without us confirming our availability. When we vacated the property, and we received the inventory checkout report, she tried to deduct from our deposit £250 due to the following discrepancies: 5 sky holes that needed filling (£60 pounds), one oven tray with a couple of stains that couldn't be removed (£40 pounds), and a light stain mark on top step and a few light stains on landing (£250). As they clearly were overcharging us, and after explaining over a few emails our position regarding the discrepancies (for example, we asked her if we could fix the fillings etc beforehand but she never replied to us), they finally agreed to set the deductions as we suggested, £150. Please be careful, we never asked for anything while living there, we looked after the house as if it was ours, bringing letters from our landlord to their office, or doing viewings by ourselves without anyone from the office, and all we received was lack of respect. I will never use their service them again.

29 Dec 2020Dear Pilar, I find your review very one sided and misleading. You have forgot to mention that you have installed the sky dish in the front of the property without landlord's permission which was also against the rules of the "Close". When the landlord asked you to remove the sky dish at the end of the tenancy you failed to fill the holes and make good externally and internally hence the deduction from the security deposit. The carpet had bleached stains on the stairs and the landing and £150 for carpet replacement is very reasonable. Unfortunately no cleaning company will come out to clean just a tray so again £40 for oven clean is very cheap. The deductions from the deposit are landlord's decision so your statement that Jason Oliver was trying to overcharge you is unfounded as we act for the landlord. In order to follow the government guidelines during the pandemic we agree with our tenants to either vacate the property for us to carry out the viewing or show the property themselves without agent's presence and you chose to show the property yourself and agreed to all the viewings. Also you forgot to mention that the landlord was kind enough the extend your tenancy to accommodate the purchase of your property so you were not inconvenienced to look for alternative accommodation.

30 Dec 2020Good evening, Allow me to jump in here to clarify your comments as they are not correct: 1. We apologized over email multiple times as we weren't aware that we couldn't install a dish because our neighbors had a sky dish too - I guess you forgot that we talked about this over email. 2. We removed the sky dish as per the landlord's request, and we informed you that we didn't fill the holes in as we weren't sure if the new tenants or landlord wanted to install a new dish. In addition, when you shared the checkout report, we explained why we didn’t fill them in, and we asked you if we could go back to fix them. You responded saying ‘I will wait for the landlord’s comments. In any event, I cannot offer you internal access now the check out has taken place and new tenants are moving in however should the landlord agree you might be able to attend to the external repair.’ We never heard back from you, you never came back to us with an answer, just an email saying that £60 were going to be deducted from our deposit. 3. The stains in the carpet weren’t bleached stains, we tried to clean them and they couldn’t be removed, that’s why they were lighter than the carpet. Please avoid providing wrong information – you can check the checkout report. In addition, the carpet didn’t need replacement, just cleaning, which doesn’t cost £150 and it costs £56 as per the quote provided by a professional cleaning provider that we shared with you. The fact you wanted to charge us £150 was just unfair and unreasonable. 4. Buying a new tray wouldn’t cost more than £30, so £40 for a dirty tray (which was just a bit dirty because we couldn’t remove the stains, even though we used an oven product) is again, over price. 5. You didn’t ask us about our availability, you booked viewings without us confirming if we were available, and when we informed you we couldn’t do them you were going to cancel them. However, as we understood everyone was experiencing a tough situation with this pandemic, we changed our plans to accommodate the viewings. Happy to re-share with you the emails, in case you’ve also forgotten about this. 6. The landlord extended the tenancy for 3 days. They didn’t help us extend the tenancy to accommodate the purchase of our property, in fact, we had to live for a few weeks with our relatives. The tenancy was extended for three days, and we also thanked him for that. I’m just sharing my experience, as it might help tenants or landlords understand different experiences. You can, of course, reply to any discrepancies you might have, but please always provide correct information.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
