Where to start with this bunch of charlatans? Rented a property from this mob and had nothing but problems from the off. The day we moved in the heating system and boiler, which looked about 30 years old packed up, their solution was to provide 2 naff portable heaters. This was during one of the worst winters in years leaving us to live in freezing conditions with a four year old child. For the whole of our years stay the heating and hot water never functioned properly once. The house was also in need of major work, there appeared to have been no new carpets laid or decorating In the place for years, with filthy stains on most carpets and marks over all the walls. Most of the windows in the place had faulty handles, meaning none could be locked and most would not even close securely, took about 6 months for them to get someone to look at them and replace about a dozen handles. The garage, which we used for storage did not lock and despite chasing them for a key for the year we were there was never provided. Contract stated a gardener was provided, saw him maybe twice all year and even then he did next to nothing on either visit, in fact the first time he appeared to cut the lawn I ended up having to get someone in after to do the job properly. Once we left the property they had the cheek to withhold hundreds of pounds from my deposit to have the garden tended to, this despite the fact that it looked awful on the day we moved in. There was also a pond in back garden which they failed to mention in their add and was not pointed out to us when we views and due to us viewing in December it was dark when we looked around meaning it was impossible to notice, it took the next door neighbour having to pop round to warn us as we had a four year old child. Was visited one Saturday morning by one of their agents to show potential new tenants round once we had decided let them know we were moving once our year was up, was given no warning at all about the visit, just let themselves in without even knocking while myself my wife and child were at home. The bottom of the garden had a fence panel missing, again making it dangerous for a young child, after six months of moaning somebody eventually turned up and stuck some chicken wire up? and that was their solution, one other fence panel was falling over and spent the whole year having to use various items to prop it up to prevent it falling over completely onto my child. All this for the price of 1250 a month to live in an absolute hole, it would appear their inventory guy seems to be in on the act as well as far as I can tell, no doubt gets a cut from the deposits they scam people out of, avoid these like the plague if you can, absolute dire service from them from start to finish and take my advice, if you are unlucky enough to have to use these people then when you check in follow the inventory guy everywhere and photograph every single mark, scratch or blemish in the house no matter how small and point them all out to him or be prepared to be scammed out of hundreds of pounds. We had the carpets proffesionaly cleaned before departure, despite them being filthy when we moved in and also got a cleaning company in to do deep clean before departure, providing receipts as evidence, they still insisted on getting their own cleaners in afterwards who proceeded to quote a ridiculous price of around 250 quid?, despite the fact it had been cleaned already. As bad as the letting agents are the owner of this property needs to take a look at herself charging £1250 for a house that is in serious need of modernisation, the place is filthy and does not appear to have had any work done to it for a good 20 years plus.

Quick release and refund of full deposit, not trying to make additional money in an unethical and unorthodox manner, e. g. asking for additional day rent despite check out was early morning, asking for additional cleaning fees despite the much better and cleaner presentation as when moving in! Not increasing rent to an additional £30-40 per month on basis of all consumer price index, no one receives increase in wages in that way!
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
