AVOID HOME LEASING BRIGHTON Home leasing (64 Queen’s Road) were my letting agents for a year in student accommodation. I did not have a good experience with them. All communication with Home Leasing was difficult and drawn out. The manager would respond to emails weeks late, or not at all. At the beginning of the tenancy the manager was charming and helpful, full of empty promises about faulty items that would be replaced in the house. However, once the contract was signed he was a different person, continually shirking his responsibility onto his colleagues and avoiding all our emails and questions. If he did reply promptly it was with curt, petulant responses informing us nothing could be done about our grievances. All the other staff were sullen, rude and uncommunicative and seemed very resentful to be asked to do their jobs. It is clear that their sole aim is to make as much money possible from student tenants and do less than the bare minimum in their role as letting agents. The rent in Brighton is extortionate as it is without incompetent and immoral letting agents stealing students’ entire deposits as well. Listed below are all the problems I encountered during the tenancy: i) We did not have hot water for over a month after moving in, despite emailing and calling Home leasing multiple times. ii) One of the two bathrooms in the house was completely unusable due to the shower pressure being abysmal and we were told we shouldn’t even bother using the bath as there wasn’t enough hot water (or water pressure) to fill it up. The house was advertised as a two-bathroom house but effectively only had one. iii) The hobs on the cooker didn’t work. We requested this to be fixed multiple times, it never was. vi) The oven could only be fully turned off via the fuse board, meaning it burned power constantly. We requested this to be fixed, it wasn’t. v) The windows in the living room couldn’t be properly closed, posing a safety risk and also causing a continual draft. vi) We found rat poison under the kitchen sink, meaning at some point there was an infestation. We were not told about this prior to moving in, nor given an explanation when we raised the issue. The kitchen had a damp/rotting smell, possibly due to the rat poison problem, possibly to do with article vii). vii) When we moved in there was considerable black mould under the work surface of the kitchen, on all the woodwork and the external wall. The worktop was eventually replaced but potentially all the mould remains. viii) When we moved in, three of the four mattresses in the house were in very poor condition, and one of the divan-beds was completely unusable. At the beginning of our tenancy, the property manager ensured us we would have new mattresses and a new bed as they were in such poor condition, none of which was delivered. When pressed on this matter weeks later after numerous emails, the property manager informed me the mattresses were in perfect condition. ix) In one of the bedrooms there was an opening to the sewer under the carpet that has been covered up. Home Leasing informed us that it was the previous landlord who had covered it, as I guess it goes against building regulations. In December 2019 the bedroom flooded with sewer water, and Home Leasing took over a month to do anything about it, leaving the resident effectively homeless for that time. No rent was reimbursed. Home leasing then re-carpeted the room. x) At the end of the tenancy Home Leasing did their best to take all our deposits. We argued the matter vociferously and managed to claw back some money. Other students may not have had the luxury of time or the financial security to enter a lengthy and drawn out battle with letting agents to try and reclaim their money. In conclusion, Home Leasing were inept, incompetent, immoral and rude. The manager and property manager especially, need lessons in grace, manners, correct business practice and morality.

Charged for silly things like blue tac marks that were already there and a crack in a bidet that was never used. The house is old and needs completely revamping, charges for small things that don't work is completely pointless. Just a way for them to make more money.

Appalling and unreasonable. What possible reason could there be to charge a prospective tenant over £200? If they're recouping the cost of 15minutes of consultation and passing over some keys, it should de lower and it should be recouped from the landlord rather than the tenant (they can afford it).

I would urge potential tenants not to use this company as they were not helpful during our stay. Any repairs took a long time to be fixed. The agent's fee are extortionate and quite frankly ridiculous. We moved into the flat and there was damage to certain areas of the flat e.g. window repairs needed, paint stains on the carpets and leaks etc. We have been quoted +£400 worth of fees. The flat was left spotless and was well kept during our tenancy. I feel that they are adding fees on in order to refurbish the flat for potential new tenants and this cost should not lie with us as the flat was left spotless. I can understand that a certain amount of cleaning may be required but not +£400 worth of cleaning.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
