Summary: Do not use Purple Bricks. The customer experience and service is indefensible. Below is an outline of our initial complaint followed by a response from their complaint department supporting Tomasz Ros' (The estate agent) actions because they "feel" he had done nothing wrong. They ignore facts and act unprofessionally. Sale of property We received 3 sale quote documents from Tomasz Ros - this is the estate agent. We believed that these were all for the sale of the property given that our discussion with Tomasz on July 14th during our initial conversations was based on the sale of the property being between the amounts discussed and dhown in these documents. This was presented as the cost being variable depending on how much the property was sold for. Having received different information forom our solicitor regarding the purchase of our next property, the solicitor identified that the document regarding 2one of the amounts was actually a purchase quote and not a sale quote. Tomasz had never asked us how much we were looking to spend on our next property. Considering the context that we received the documents under, you can see why we were led to believe that these documents were regarding the sale of our property at those 3 values. After discussion with the solicitor, they are also unsure of why we were given multiple sale quotes as the fee would be the same regardless. Purple Bricks chose not to comment on this. Purchase of next property Regarding the purchase of our next property, It was assumed by Tomasz that we were looking to buy a property at a certain value but this was never discussed. One of the quotes provided on the purchase document is inaccurate as it is an assumption made by Tomasz that we would be buying a property at a certain value. The consequence of this is that we were told that we wouldn't be paying any Land and Building Transaction Tax. Had we been asked, we could have provided the correct purchase estimate and an accurate quote could have been provided. We were also informed by Tomasz that Purple Bricks had a fixed fee transparent system so we are surprised to see two additional fees of £350 + VAT payable to Purple Bricks as part of the solicitor fees when we have already paid our fee upfront to Purple Bricks; a total of £999 inc. VAT. We are disputing these fees. Purple Bricks chose to respond to this by sending a screen shot of their websites homepage showing the £999 fee stating that this how transparent they were about the fees. They chose not comment on why there was an additional fee of £700 due to them that had not been discussed yet they claim to be totally transparent. Property Advert & House Value Tomasz promised us that our advert would be going live at a specific time in the morning. This was not live until the early evening. During this time, Tomasz on several occasions had confused our property with others resulting in inaccurate information on our property advert. Tomasz wrote a property description of a different house and placed the house at the wrong value. To sort matters, we wrote the property descriptions ourselves as it was clear Tomasz did not know enough about the property to write one despite taking the pictures and viewing the property twice. Tomasz also disputed the house value even though it was himself who valued the house originallyand the home report valued the house aat the value we set it at. This was completely unnecessary as if Tomasz had looked at the home report, he could have seen the house value for himself. Purple bricks did say that this was an error and shouldn't have happened. Communication & Professional Conduct Communication over phone Tomasz also requested that the majority of our communication was to be done over the phone. This was requested by Tomasz because he claimed he was better at communicating verbally rather than a written format. This has resulted in poor communication with Tomasz. Even after this request, Tomasz was difficult to contact. Tomasz would not set any time frames of when we should expect to hear from him. When we pushed for an agreed time to speak, he would often not turn up or respond to any messages/calls asking for updates. This has led us waiting by the phone with no update even after agreeing a set time. When we did eventually speak to Tomasz, there was no apology or acknowledgement. Purple bricks say this is regular estate agent behaviour and how they choose run their business. Be warned here. They have openly admitted to saying that they do not want a paper trail tand to cover their own backs, choose to do everything by phone. Unprofessional conduct During each visit from Tomasz and for the majority of our phone calls, Tomasz was inappropriate regarding his Purple Bricks workload. He would often complain about being overworked. This is not what I want to hear as a customer when I'm receiving a poor service from him. Purple Bricks chose not to respond to this. Please save yourself time, money and stress and do not go with Purple Bricks. Tomasz Ros was awful at his job and Purple Bricks support his unprofessionalism.

Dealing with a online real estate agent Purplebricks is a nightmare for us buying a property. The first day we visit a house where the hired freelance viewing assistant does not have the pincode to open the key box. The freelance assistant already file a complaint with Purplebricks two days earlier with the same issue where he also had to disappoint potential viewers. Nothing was done to sort this issue in those days and therefor we were the second viewers he had to disappoint. Onwards to the next house, bit of a walk away from public transport, and at that next address there was nobody to open the door. Ofcourse Purplebricks blaims this on the owner who was supposed to show the place to us. With their beautiful Purplebricks sign in the garden they still don't take responsibility for the end to end service. Both cases show why you need have a local real estate agent who has knowledge of the neighbourhood, knows the house him or herself, and can actually add value to the visit and to the conversation with the potential buyer. When you call Purplebricks better have enough credit on your phone since they will put you on hold long and regularly. The last issue is now they want to have our own postal address certified by a solicitor ($$) while that was not the case with the previous purchase few months ago with a local real estate agent. Let us all do ourselves a favour and do business with local real estate agents who actually add value to the sales and buying process.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
