The full list of Dexters wrongdoings, mistakes, untrue statements and inefficiencies is almost endless, so I’ll mention only the main ones. The list should give an idea about their misconduct, negligence and incompetence: - As a start, they have altered a critically important clause in a tenancy contract (a break clause allowing the tenant to terminate the tenancy contract) without asking for Landlord’s permission. When the Landlord received an automatic notification from the digital signature system that the contract that they had already signed had been amended, Dexters lied about the reason of the amendment, saying there was a typo on the tenant’s name, which was not true. - Dexters didn’t notified the Landlord promptly that the Tenant was vacating the property, and that the Tenant had not paid the rent for over a month before vacating, which implied that the Tenant’s deposit was not enough to cover for the damages they made to the property as it could only cover the unpaid rent. - The account statements (and related bank transfers) sent by Dexters were often wrong, and at a disadvantage for the Landord. For example they have charged commissions higher than what had been agreed, and they have charged the same invoice twice. All these mistakes were corrected only because the Landlord had discovered them (dealing with Dexters it is critically important to check everything they do, as they cannot be trusted) - They made unbelievable mistakes even in drafting rental contracts, getting wrong even some basic and critical details like the monthly rent! - When the Landlord because of all these issues asked Dexters to stop managing one of their properties, Dexters insisted that they still wanted to receive a fee of 10%+VAT for the remaining contract period, even if they would have had nothing to do with the property (this clause, written in very small characters in the fine print of the contract, was never explained to the Landlord before agreeing on the management contract). The Landlord therefore decided not to remove Dexters from the management, as it would have been too expensive to pay Dexters fee, plus another fee for another agent to manage the property. However, unbelievably Dexters decided unilaterally to stop managing the property regardless (and in spite of the Landlord instructing them to do the exact opposite!), and without even notifying the Landlord. Dexters has simply told the Tenant that they were no longer involved in the management, and they provided the Landlord’s contact details to the Tenant without even asking for the Landlord’s permission to do so. All this led to 2 claims filed by the Landlord with the The Property Ombudsman, which in their case reviews have strongly criticised Dexters for: - misleading the Landlord - terminating a contract without permission nor notification - unnecessary delay - not meeting their obligations under the Code of Practice for Residential Letting Agents - not producing statements with care - not providing a service consistent with fairness, integrity and best practice - breaching Data Protection Act The Property Ombudsman therefore awarded the Landlord with monetary compensation from Dexters to compensate for their shortcomings, which had caused not only a financial damage but also avoidable aggravation, distress and inconvenience to the Landlord. In essence, Dexters is an agent that shouldn’t be allowed to operate, as they cannot be trusted for performing the very delicate task of managing other people’s assets.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
