The full list of Dexters wrongdoings, mistakes, untrue statements and inefficiencies is almost endless, so I’ll mention only the main ones. The list should give an idea about their misconduct, negligence and incompetence:
- As a start, they have altered a critically important clause in a tenancy contract (a break clause allowing the tenant to terminate the tenancy contract) without asking for Landlord’s permission. When the Landlord received an automatic notification from the digital signature system that the contract that they had already signed had been amended, Dexters lied about the reason of the amendment, saying there was a typo on the tenant’s name, which was not true.
- Dexters didn’t notified the Landlord promptly that the Tenant was vacating the property, and that the Tenant had not paid the rent for over a month before vacating, which implied that the Tenant’s deposit was not enough to cover for the damages they made to the property as it could only cover the unpaid rent.
- The account statements (and related bank transfers) sent by Dexters were often wrong, and at a disadvantage for the Landord. For example they have charged commissions higher than what had been agreed, and they have charged the same invoice twice. All these mistakes were corrected only because the Landlord had discovered them (dealing with Dexters it is critically important to check everything they do, as they cannot be trusted)
- They made unbelievable mistakes even in drafting rental contracts, getting wrong even some basic and critical details like the monthly rent!
- When the Landlord because of all these issues asked Dexters to stop managing one of their properties, Dexters insisted that they still wanted to receive a fee of 10%+VAT for the remaining contract period, even if they would have had nothing to do with the property (this clause, written in very small characters in the fine print of the contract, was never explained to the Landlord before agreeing on the management contract). The Landlord therefore decided not to remove Dexters from the management, as it would have been too expensive to pay Dexters fee, plus another fee for another agent to manage the property. However, unbelievably Dexters decided unilaterally to stop managing the property regardless (and in spite of the Landlord instructing them to do the exact opposite!), and without even notifying the Landlord. Dexters has simply told the Tenant that they were no longer involved in the management, and they provided the Landlord’s contact details to the Tenant without even asking for the Landlord’s permission to do so.
All this led to 2 claims filed by the Landlord with the The Property Ombudsman, which in their case reviews have strongly criticised Dexters for:
- misleading the Landlord
- terminating a contract without permission nor notification
- unnecessary delay
- not meeting their obligations under the Code of Practice for Residential Letting Agents
- not producing statements with care
- not providing a service consistent with fairness, integrity and best practice
- breaching Data Protection Act
The Property Ombudsman therefore awarded the Landlord with monetary compensation from Dexters to compensate for their shortcomings, which had caused not only a financial damage but also avoidable aggravation, distress and inconvenience to the Landlord.
In essence, Dexters is an agent that shouldn’t be allowed to operate, as they cannot be trusted for performing the very delicate task of managing other people’s assets.

A very very dishonest state agent company.
They don't take care of the tenant , the company is only taking care of the rents and the commissions...
When a problem appear , such as a leak, or even worse...a structural problem due to the damps , they clean the hands and they have the nerve to call you and ask for the rent without showing any interest to lead with the issues that the flat had when they showed it to you to convince you to rent it.
They advertise that they are the best UK state agent in 2019 ... what a great lie !!!
I highly recommend you to don't rent or buy in that company, they are scammers.

I had the misfortune to try and buy a flat through Dexters Fulham which fell through. I am currently in dispute with them as their dishonest approach denied me the opportunity to make a decision with the full facts. They are very untrustworthy and I would avoid at all costs.

Shernitta managed our property for the last 4 years and we've always felt we could trust her to be doing her best. Dexters Fulham was the worst estate agents we've dealt with since living in the UK. There are serious issues with organization, communication and efficiency. The agents and letting manager we've dealt with demonstrated lack of skills and competency.
In our initial dealings we paid for a private letting agent to manage the negotiations and she had a hard time getting the Letting manager to process any of the paperwork on time or with correct information despite being given everything she needed time and again. In our second lease, we received the lease about 10 times because there kept being errors in the contract. It was so egregious that we actually MOVED IN without having a signed lease. Dexters also refused to write up 12 month leases, this way they get more money from the landlords for longer lease terms. Also, once we announced we were leaving, we were bombarded with emails from no less than 5 agents requesting to see the property. Even though I personally organized a Whatsapp group to coordinate collectively, this was ignored and agents came by unannounced.
Now that we've left the property, and even the coordination for move out dates is inconsistent. We get conflicting messages about professional cleaning, have not had our check out date scheduled and keep being asked by various people what our last date is as if the information is not stored somewhere centrally for them to review.
Overall I would NOT recommend EVER using them. Try Douglas & Gordon, Marsh & Parsons, Draker, but stay away from Dexters.

I have felt bullied by their relentless pushing on the numbers, and harassed by the sheer quantity of phone calls and emails, some to the point of rudeness. I feel that the office culture prides itself and measures itself on quantity of phone calls, without considering quality or relevance. I feel they value quick sale at whatever cost to the clients - without a moment's concern. I feel that that their culture encourages them to tell you whatever it takes to achieve a sale, whether logical or not - including what amounts to hearsay and speculation ("this person who doesn't like your place, and isn't interested in offering feels you are £100k too high"). I feel that my home has been intruded upon, I feel that they have no respect for their clients' financial situation (whether selling or buying). I feel that they are irresponsible. I do not trust them.

During the process of looking for a property in Fulham, I encountered endless estate agents who were more interested in their commission than finding me a home for myself and family.
I am so grateful to Dexters branch in Fulham for diligence in finding my dream property for my family. I would like to specially thank our agent Joell for his excellence in customer service and for finding a property that suited our needs. Moving home is one of the most stressful things I have ever encountered, Joell was patient and attentive throughout our search and found us a property which we all love.
Dexters made the process all the more seemless. I definitely know which agent I will go to for my next properties.

After initially purchasing from Dexters and having a very good experience I decided to use them also to rent the property out for me. They found tenants within a week of being advertised and arranged everything from furnishing the property to the 2 year contract.
