Employee tenant ! Lettings found us a “perfect” tenant who they employed within a few weeks of her moving in, without our knowledge, and creating a conflict of interest. The contract was worthless as the tenant did not adhere to it and left the property in a filthy state with several thousand pounds of damage. She disrespected our property, caused avoidable and unnecessary damage and lied to us. Not a good advertisement of tenant behaviour when you are also an employee of the letting agent. Monthly payments were not paid by regular standing order. You need to continually check you have been paid, then remind the agent and expect to be paid up to 3 weeks late. Be aware you will receive no income from lettings until you have paid the full years management fees from the rental income. So almost 4 months until we received any rental income. Paying for management was pointless as it was ineffectual and amateurish. This agent charges above average fees for a below average service. Our experience was abysmal but the tenant moved on to another immaculate BS rental property so beware.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
