The Tenancy Agreement was incorrectly labelled "Licence Agreement"; "licence agreements" are only to be used for people such as lodgers, or in students accommodation, where you are not entitled to a lease hold and where the rights of a normal tenant are lessened. This fake labelling is prosecutable (look this up via Trading Standards, they are liable for a £20,000+ fine) which hopefully will result in further prosecutions in future. Because they label tenancies as "licences", they also do not use a Deposit Protection Scheme (DPS), they merely cash the deposits paid. This can also be prosecuted, and entitles you the tenant to 3x the value of your deposit in compensation. Not only this, but property maintenance is almost non-existent. If a job can be avoided, it is not done. Thefts happen at the property and are not followed up. Disruptive and potentially violent tenants are not checked or dealt with until numerous complaints are received. They are not a letting agency. They are Christian Gomez and Gina Gomez, renting a small space in an office in North London to disguise themselves as a letting agency, when in fact they are private landlords. Do not believe the niceties and smiles upon meeting them. Do not believe the fake positive reviews. These are the people you are warned about when they speak of "Rogue Landlords" operating in London.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
