Imran Ayub Patel is one of the owners of Oppida and also a property developer. He was selling a flat through City Quays agency. I placed an offer on the apartment which he accepted, I also transfered £2000 as a holding deposit and signed an reservation agreement stating they would take the property off the market. Several days later, Imran Patel requested, through City Quays, for me to pay an extra £2000 in cash to him and to reduce the price of the apartment on paper to reduce his tax liability. When I refused, he then refused to sell the property because he had received a higher offer during the time he contractually obliged to take the property off the market. In short, avoid these guys, they obviously have very low standards and ethics.

8 Mar 2013We work at City Quays, and yes it is true that we were marketing a property on behalf of Oppida. The reservation you paid was to show commitment and was fully refundable should a deal not be reached. The developer and Client did not settle on a price and terms and the £2000 was refunded the following day. The extra £2000 must be a misunderstanding.

What agent could do to change your mind?
If marketing a property ensure the agent showing the property comes prepared and is in position to answer basic questions. Be professional and communicate to the potential buyers who has shown interest and put offers in.
