Really poor experiences with the East Kilbride office. Put an offer in for a property last year at a closing date and I was told I was unsuccessful. To my surprise months later I noticed it had been sold for less than what I had offered when on rightmove sold prices. To which I have the paperwork to demonstrate. Recently I put a written offer in for a property that was accepted. The agent then sold the same property to another buyer who offered more, with no option to negotiate or to discuss further. I wont be dealing with them again.

18 Oct 2019Hi Kevin, I have read both your comments and after some investigating I would like to reply to both. Firstly can I say I empathise with your situation, and I am grateful for your feedback. We are a very ethical company and have always been a 'client led' business. This basically means that a seller has the decision in any matter regarding their own property, as long as it legal and under the guidelines for fair estate agency practice within Scotland. In your first comment, you submitted an offer at a closing date, and you have now noticed that it had been sold for a lower price. A successful offer is sometimes not the highest offer submitted. It can be down to many factors, ie a potential buyer's position, timescale or other factors, and it is always the seller's final decision when accepting any offer. If we were selling your property Kevin, we would respect any decision that you decide to make, and would carry out your instructions. In regards to your second point, your offer was accepted but is always ‘subject to proof of funding’, as we stated to yourself and your solicitor. This is a process we have at Home Connexions, to give the seller reassurance that a potential buyer has the confirmed funds. This is in the form of having a mortgage accepted in principle or the cash funds in place, and is verified from a solicitor or mortgage advisor. With your own case, and over a week after you had offered, we contacted you regularly to obtain confirmation of funding, and still did not have this. This means that we could not put the property to 'under offer' status. Unfortunately a client that had previously viewed submitted an offer along with the confirmation of funding, and the client instructed us to accept this offer. Again, if we were selling your own property, you would not expect us to put the propety under offer until we are satisfied and have carried out due diligence that a potential buyer has the required funds in place. As I previously said, we are a ‘client led’ business, and always required ‘proof of funding’ before putting a property to ‘under offer’ status and removing it from the market. I hope you understand. 18 Oct 2019Matthew, Thanks for your response, I note my response to your comments below. Having been involved in purchasing and selling multiple properties over the past 13 years my two encounters with Home Connexions has been poor, in comparable to other estate agents I have used. With regards to the first instance, my offer for the property at Beauly Place was the greatest offer and when I submit the highest offer I expect for it to be concluded on this basis. The fact that it went to a closing date and has been sold for less makes a mockery of holding a closing date and brings in to question the advice the sellers are receiving. In reference to your many factors comments. A buyer is either a cash buyer or subject to lending approvable, entry dates can be negotiable. It is a pretty straight forward process. With regards to my second point an offer was put in to yourselves by my solicitor that was accepted, this should be sufficient to put a property under offer. Because a client has proof of funds or a decision in principal doesn't mean that they are going to definitely conclude or purchase the property. I had the funds available to purchase this property in cash, however as discussed with your office, I was awaiting a decision in principal. To be then told it had been sold with no further discussion or negotiation is unprofessional in my opinion and I stand by that. I will not be dealing with Home Connexions in the future and would advise that you address these issues. Many Thanks Kevin

18 Oct 2019Hi Kevin, I fully appreciate and respect you’re points of view, however I totally disagree with you’re 2 points.I see from you’re response that you have 13 years buying property,my experience is 20 years in the industry and Trading Standards approved performing to a very high and ethical level. My responses are as follows - Closing date - you are not correct that all properties sold at a closing date go to the highest bidder/s,the selling client merely weighs up all offers in terms of, price, date of entry and on a lot of occasions personal choice. Proof of funds - we have a very robust process to avoid clients sales falling through due to buyers not demonstrating proof of funds at an offer stage, had you of proved the funds then we would not be here and you would of secured the property.I’m sure if we represented you’re property sale you would thank us like our clients do for having you’re best interest at heart. 21 Oct 2019Tony, In response to your comments, the experience I have had with Home Connexions on two occasions was not to a very high and ethnical standard as you have outlined. Matthew has stated that your business is client led, well I think you should perhaps give more consideration to the people who are purchasing (or trying to) purchase property from your business. My both experiences have been extremely disappointing, and has fallen short of the standards that I have received from other estate agents and I completely disagree with your comments. Regards, Kevin

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
