BEWARE!!! As a former tenant of AIA, we were thoroughly disappointed with the entire experience and service (non-existent!) they provided. On viewing properties, their sales agent actively discouraged the involvement of solicitors to complete the legals in order to complete the transaction, and even suggested that this would jeopardise the likelihood of us being successful (we believe the landlord was reluctant to for a variety of reasons). The tenancy lease agreement itself was very poorly drafted, and is heavily skewed towards their landlords so make sure you challenge any items you are not satisfied with, and we would also recommend getting a solicitor to review in any instance to ensure you are as protected as possible. AIA do virtually nothing to justify the hefty management fees they charge tenants except generate monthly automated rental invoices, and forwarding factors invoices each quarter. They also charge exorbitant management fees for arranging buildings insurance on behalf of their landlords, which are ultimately passed on to their tenants. They do not inspect properties on a regular basis, and do not ensure that their landlords fulfill any of their obligations prior to taking on a property. AIA are little more than a "finders" service for their network of friends who own many commercial properties around the city! Companies like AIA operate with little regard to providing an open and transparent service where strong relationships are established with their tenants. We would definitely NOT recommend dealing with them!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
