I will simply summarise the key concerning problems: - Incompetent maintenance. The property was not clean when we arrived, and 3 items of furniture in my supposedly furnished room I found to be broken a few days into the tenancy. Their response to me telling them them the curtain rail was broken amounted to 'oh yeah we know' with no apparent intention to ever replace it. -Dishonesty. They outright admitted to lying to and misleading tenants. They actually seemed rather gleeful at the idea that they tell one group of tenants one thing and the rest another. I felt unable to trust what they were telling me after that little revelation. They emphasised that securing the rent for the landlord was their prime purpose (which is completely fine), but followed up by making it clear they were willing to be dishonest to do it (deeply concerning). - Poor contract management. When concerns were raised over the nature of the tenancy agreement they neglected to make any tangible changes. I was told a certain line of the agreement didn't apply, but to sign it anyway which made me particularly uncomfortable. They expected me to simply trust their word, which given my previous point was in retrospect a very troubling proposal. -Absentee landlord. This letting agent was the representative of an absentee landlord. They handled themselves in this role in a way which made me feel very much that I was considered a financial resource to be harvested and passed on to someone who was far too good to ever actually speak to me. I expect profit to be a motive of course, but in context of the unethical conduct mentioned above this attitude really began to wear on my patience. There are a handful of redeeming points. They met the bare minimum legal restrictions for safety and floor space (as far as I know). They repaired major malfunctions, so there's that.

I was Leamans tenant for 6 years. Never once did I miss a rent payment even during the corona crisis. All of a sudden, they gave me a 2 month notice just because the landlord wanted to move in. We have just a property from Leamans and have been given a bill �200 because a smell in the house. There was damp in the front room and the bathroom. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
