So disappointing! My Dad has a background in property, and he made sure that when I was looking at houses to rent, I asked all of the right questions. When I viewed the property that I subsequently rented from Leamans, I asked if there was a problem with damp. I was assured that it wasn't a problem, and the house had no damp, both currently and previously. However, when we moved into the house a few months later, one of the bedrooms had an absolutely repulsive smell! We called up Leamans straight away. They sent one of their agents over, who suggested that the smell was down to chemicals... Which is even more worrying than damp! However, as this went on, it was revealed that damp was actually causing the stench. We pushed for something to be done, but it took 3 months before any action was taken. When the action was finally taken, we were unable to live in the house for about 10 days, and had to clear out the whole of the downstairs. When we moved back in, the job had not been completed to a satisfactory level. The bottom half of the walls were left plastered, the wooden floor boards had had a patch replaced that was totally the wrong colour. Additionally, we have not been reimbursed for the time that the house was uninhabitable, yet we were still paying rent. As the issue continued, it was revealed that the house did, in fact, have a long history of damp and mould. It is astonishing that this important information was not disclosed, given that we had SPECIFICALLY asked. The issue has still not been resolved, even with our constant emails and phone calls.

I was Leamans tenant for 6 years. Never once did I miss a rent payment even during the corona crisis. All of a sudden, they gave me a 2 month notice just because the landlord wanted to move in. We have just a property from Leamans and have been given a bill �200 because a smell in the house. There was damp in the front room and the bathroom. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
