Students should avoid renting from John Hilton because they DON'T play fair game, especially when it comes to refunding the original deposit. I rented a shared house for my daughter at 40 New Market Road, BN2 3QF last year for a one year AST that ended at the beginning of August. The property contravened Health & Safety standards as it had a major problem with mildew in the basement level of the house where the living room and kitchen were located. I brought this to the attention of John Hilton and they dismissed it as a mere cooking odours even though these rotten odours existed prior to the tenants moving into the property, let alone that there a massive difference between a cooking and mildew odours. Nothing was done about the problem. At the end of the tenancy, they submitted a very UNFAIR and UNJUST list of intended deductions from the original deposit. The way they approached this was as if they went into the property with a magnifying glass trying to find any excuse to deduct as much as possible. The house was left in a very clean condition as the four tenants and us, the parents, helped cleaning every corner of the house. Yet, they charged £300 for "cleaning". They claimed there were so many wall markings but they didn't provide the evidence that those markings were new and not pre-existing. So many other ridiculous charges, too many to mention in this review. They also refused to discuss the issues with the parents and limited their dealings with the students (the tenants) taking advantage of their lack of experience in dealing with such matters. I advise all students to avoid renting properties from John Hilton because they DON'T play fair game, as I mentioned, and they are purely unjust. I lost around £180 which was deducted from the original deposit of £575 which I paid for my daughter. The fair amount of deductions for us should not have been more than £50 to £60. In short, it was a complete RIP OFF.

I've just left a flat let out by John Hilton and received my deposit breakdown yesterday and have had exactly the same thing, where out of an original combined deposit of £1220 they quoted a return of £740 due to cleaning (we cleaned extensively and with a carpet cleaner), check out fee, decoration charges, and mould despite ignoring every email sent about a constantly leaking shower in the bathroom which caused me money in gas Have you got any suggestions on how to tackle disputing the deposit or any tips on how to fight the corner as it sounds the same as yours where as a student I'm not the most clued up on these things so have resorted to googling my options If you could email me with any suggestions that'd be great to chloechesterman9@yahoo.co.uk Sorry you had the same issues!
