Roxburghs were fine throughout the 2 year tenancy I had with them. I felt that the constant visits were a bit intrusive but understand the need for them. The house was pretty grubby when we moved in with dust, sticky cupboards and animal hairs and the garden was a bit of a jungle, but we just cleaned up and got on with it. On moving out on 04/06/18, we paid to have the carpets professionally cleaned and left the house in a good clean condition, certainly better than we'd found it, with about 10 days of growth in the garden. Roxburghs attended for a final inspection on 11/06/18 and proposed an almost £300 deduction from the deposit, including £60 in fees which Safe Deposit Scotland and Trading Standards have both advised is illegal. When I asked for evidence of proposed reparations to alleged dilapidations which consisted mainly of a little dust that had settled over the course of a week (admittedly there was a speck of soap sticking to a soap dish in the shower and a cobweb in the porch that I'd missed) I had some concerns about the authenticity of the quotes. I spoke with the gardener that Roxburghs proposed to use and he stated that he provided a quote of £100 for gardening, having not visited the property after we'd moved out, because he was asked to by Roxburgh employee Lesley Robertson. This was after I had asked for evidence and she had submitted her proposal for deductions to Safe Deposit Scotland. Despite repeated attempts I was unable to contact the cleaner they had provided a quote from. Official complaint lodged with both Roxburghs (completely dismissed by their director John McKeen who threatened to levy additional charges to remove improvements I had made to the house such as new blinds, replacements toilet seat etc) and Trading Standards. I would urge anyone that has similar issues to document and photograph everything and report any concerns to Trading Standards in Ayr. I'm completely appalled by the overt dishonesty of the staff in the letting section at Roxburghs in Troon and their obvious contempt for their customers.
Grossly unfair deposit deductions

18 Jul 2018Once again this despicable website permits individuals to post widely inaccurate and slanderous information under assumed identities without first clarifying the validity. On entry, the tenant in question was provided with a 21 page detailed Inventory. The tenant checked over all aspects, signed in agreement and made no adverse comments regarding cleanliness and garden grounds. The property was presented in excellent condition throughout and garden grounds immaculate. Permission was granted for a pet and the tenant agreed to have all carpets and soft furnishings shampooed on exit. The tenant chose not to be present for the final inventory inspection. Our findings were relayed to her by phone and followed up in writing covering 3 A4 pages. We invited the tenant to call into our office to discuss all dilapidations and view photographic evidence. The tenant refused to do so preferring to make false and slanderous comments directed at a member of staff. Both contractors involved visited the property prior to providing estimates. The tenant followed up making a complaint which was dealt with in accordance with our complaints procedures. The tenant then requested return of all items installed in the property by her which should have been removed prior to the final inventory inspection. We did, and never do, "threaten", but merely advised that the landlord was agreeable to those items being removed and we instructed contractor to visit and provide estimate for doing so, making good any resultant damage and delivery of those items to the tenant. The tenant then advised that she had a change of mind and no longer wished them to be removed and returned. We are currently taking advice from Solicitors regarding the slanderous comments made by this tenant. All deposits are held with Safe Deposits Scotland. Should a tenant disagree with our findings, Safe Deposits Scotland invite both parties to submit their evidence and the matter is dealt with by an independent adjudicator. We abide the adjudicator's decision. Should any member of the public have any doubts as to the comments made by this tenant, the final inventory report and photographic evidence of all dilapidations may be viewed at our office.

19 Jul 2018Here's both the notification of proposed deductions by Roxburghs dated 19/06/18 and the quote for gardening dated 21/06/18. Also note £60 in charges. Please do go and check the photographs and inventory. I'd also suggest that you ask to see pictures of the property at our entry date of June 2016, or speak to the neighbours at the property who would be able to describe the condition of the house and garden prior to us moving in.

25 Sept 2018‘Once again this despicable website permits individuals to post widely inaccurate and slanderous information under assumed identities without first clarifying the validity.‘ This despicable website allows potential clients to see how your company deals with situations like this, and as far as I can see you have responded with a complete unprofessional response to the matter in hand, any company with some dignity would not slate the website that allows people to have free speech when it comes any business they have had with you and after hearing several horror stories from A LOT of people with regards to your company, I can safely say that you'll never see business from myself! Every response I've read from you on this website shows a complete lack of empathy and respect for previous tenants who have at one point passed money through your company. The owner of the Roxburgh group should be absolutely ashamed of themselves for employing people who act like school children when it comes to these matters. Disgraceful!

22 May 2019Hi aggrieved tenant! I am not sure if you’ll pick up this message after the time lapse. I have had the exact same experience and will speak to Trading Standards. There is also an ombudsman that can offer advice. You don’t have a copy of the cleaning quote do you? They have just tried to charge us double the market norm for cleaning, we got quotes from other firms. Just wondering if it’s the same lady/friend.... thank you

22 May 2019Hi Karen, So sorry to hear you’ve had similar difficulties but not at all surprised. I’m afraid I haven’t kept the paperwork but I think the name of the cleaning company was Peachy Clean (or something like that). I tried to call them 3 or 4 times but never received a response. I couldn’t find them online or registered with Companies House either so I couldn’t say for sure if they even existed. I suspect not. Good luck!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
