"I rented from this letting agent and found them to be very poor. It takes weeks if not months to get repairs done and that's if they even do them at all. We were left with water coming through the roof and dripping onto live electrics every time it rained and they just didn't care and told us there were no repairs needed even though the ceilings had collapsed twice, once onto my daughter while she was sleeping. The house was damp and they said it was condensation. The manager is an arrogant man and his staff aren't much better. They only care what profit they can make from the tenant and have no concern for what sort of conditions the tenant is living in.
Bad. They only care about what profit they are making from a tenant. They never check the house so if you are a landlord looking to use this agent I wouldn’t as I had one check in 8 years

28 Aug 2019Probably the very worst letting agency in the world. I stand by this as nothing short of the sad truth. Paul Higglesdon the manager is an arrogant, obtuse, unprofessional con man. We had evidence of him stealing money by backhanding his own friends in repairs, not informing us of his jobs, allowing subletting to go on within the property. He invited DSS tenants to the property under the guise of new tenants who lost their job. He cannot be reasoned with and we had to threaten legal action to gain back money for breaking our boiler with his cowboy associates. There is nothing redeemable about the man or his agency. If you want to lose money then go with GAP.

29 Aug 2019We feel we need to reply to this false accusation and that we take detriment to the implications to the company and myself. The owners previously let the property privately and got into problems at which time we were requested to quote for our management services against another agent at which time we were instructed. We therefore visited the owners tenant, started to collect rent on their behalf, the tenant refused to pay further rent, we served notice in this regards and during notice period the tenant up and vacated. Their tenant left the property in a poor condition and once put back to a condition for re-letting we proceeded to re-let and of which this tenant commenced in January 2017 and continued and the owner has never lost any rent what so ever and the owners were aware that they were Housing benefit tenants, there was never any problems with the payments. Very early part of this year the tenants reported the boiler leaking the owners arranged their own plumbing contractor to attend and it was confirmed to our agency by the tenants that their plumber drilled holes in the casing of the boiler to alleviate the leaking, so the contractor was nothing to do with our agency but the owners. In March we arranged the Gas safety inspection at which time our plumber whom we arranged confirmed the boiler had been leaking for some time and took internal photographs, towards the end of May beginning of June that the boiler was leaking very badly to external which could have caused problems to the property, our plumber managed to get the boiler operating but recommended replacement, the cost of his attendance was £70.00. We arranged a quote but the owners got their own plumber, again we assume due to the charge of £70.00 the landlord was not happy but this had to be done and we made a compensation refund of £35.00 as a good will gesture, obviously invoice and photographs were provided to the client. Following this the tenants advised us that the landlord had been in direct contact to state they would now be collecting the rent themselves and we were no longer involved, we had no notification from the client and no notice was served upon us to this effect. Again even prior to this a few months before was put on the market to sell, again with no advises to our agency and the first we knew about it was when the selling agents contacted us about access. We therefore feel that our agency and myself have been dealt and treated badly not the other was around and we felt we needed to make our case and reply to the unjustified accusations. I take this as a personal slander to myself and our agency.

Bad. They only care about what profit they are making from a tenant. They never check the house so if you are a landlord looking to use this agent I wouldn’t as I had one check in 8 years

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
