We are cash buyers with no chain and can move quickly. We made an enquiry about a property which did not sell at its recent auction and were advised that an offer would be accepted. We made an offer - again on advice - which we were told was accepted and that the vendor had agreed to take no more offers.We were advised NOT to pay the deposit/buyers fees (which we had waiting in the bank to transfer), but that we should arrange our survey. We subsequently contacted our financial advisor to organise this and informed Town & Country of where we were up to, only to be told that since we had spoken (one day previous) the vendor has accepted another unconditional offer and the paper work was complete and the deposit paid! You can imagine our reaction! Firstly - we had an agreement, Secondly, if another offer came on the table WHY WERE WE NOT CONTACTED TO BE ABLE TO MAKE A COUNTER OFFER. We were told they were cash buyers - SO ARE WE. We were told it was unconditional - IT WAS ALSO WITH US, WE DIDN'T PAY THE DEPOSIT ON ADVICE FROM TOWN & COUNTRY, WHO SAID "Go and get your survey.." We invested time and more importantly, emotion into this - we have made good connections in the local village and were very excited to be joining this community. So bearing in mind all of the above, and Town & Country's insistence that they were 'acting in the best interests of their client' I can only conclude a very underhand deal must have taken place, and for your information T & C - we would have offered substantially more had you informed us of the other offer, so no, you did NOT act in your client's best interest, you probably screwed him out of a good few thousand pounds.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
