This organisation optimises the poor reputation of London based estate agencies through their malicious attempts to get as much money from their clients as possible, whilst unapologetically avoiding accountability and responsibility as much as they can. At the beginning, during property viewings, I was lied to about the contents of the flat I ended up renting (the large television it turned out belonged to the previous tenant). During negotiations, I have reason to suspect they lied to me about other potential renters in order to push the price up. After the price was agreed, I was given an 'offer to rent' which included a long list of excessive, unjustified and nonsensical fees (see image). Once I thought everything was paid, they insisted I had to pay a further £222 for an 'inventory check' (or risk losing the property), despite the fact that one had been performed just a few days beforehand. Upon moving in, the information given to me regarding utility providers was incorrect, resulting a long and painful headache sorting out utilities. The only redeeming factor about this organisation is that they have seem to have accurately noted that there is little point in seeking repeat business from their previous tenants. Avoid.

Bective Leslie Marsh takes great pride in offering an extremely professional service to all our clients and customers and have a very high percentage of repeat business. We have looked in to the issue's raised in your review and would like to address them for you. As you know the property was offered on a furnished basis, you willingly put forward an offer that was in excess of the asking price, you offered more than the advertised price as you included a request to have certain items of furniture removed and to have a 12 month rolling break clause. Unfortunately our client wasn't able to remove the items of furniture, and due to the time of year, our client requested that the break clause be exercised only during a specific period to avoid the flat becoming vacant at a less favourable time of year. As you know, on the second viewing, you went through the copy of the existing Inventory which Lydia had printed off and brought along for you so that there would be no confusion over which items were the previous tenants and which would remain in the flat, the tv was not on the Inventory list you were provided with, we believe this would have been clear that the tv would not be staying. In accordance with ARLA we are very transparent with regards to the fees that were payable, you were charged a reasonable administration fee, referencing fee for two tenants and a Right to Rent check fee. It is Bective Leslie Marsh's standard procedure that Landlords pay for the Inventory and check in at the start of a tenancy, and tenants pay for the check out, however, we take instruction from our clients as to which way around this works, and in this instance, the landlord will pay for the check out. Please allow me to clarify the point you raise about another check in being done a few days beforehand, there was not an Inventory check in report done a few days before, there was a check out of the previous tenants Inventory to bring their tenancy to a close, they are two entirely separate documents. Regarding the utilities, as we do not manage your tenancy, we request the utility information from our client which we pass on in good faith. The flat has been a rental investment property for a number of years, and as such the landlord gave us this information to the best of her knowledge, but of course it may be possible that a previous tenant has changed the gas or electricity supplier without seeking prior permission. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
