I rented a property of theirs in Stockport for 6 months. After a few months, me and my partner began to feel incredibly sick, flu like symptoms that would not budge. We contacted Urban property Services as we felt there may be a problem with the flat. They stonewalled us (when they deigned to answer the phone at all) for two months before finally sending a handyman round, who did nothing and then left before telling us all is ok. We paid out of our own pocket to have a reputable tradesman round and the first thing he noted was there is no carbon monoxide detector in the flat (which, as a flat with gas, is compulsory under law). He fetched his own and it revealed the flat was flooded with carbon monoxide, and had it been less well ventilated I very well could have had more serious health concerns. We left immediately, as the flat was uninhabitable. To add insult to injury they tried to make us pay the remainder of our rent and to take the carbon monoxide repair money out of our deposit! Urban Property Services are dangerously negligent. They care nothing for their tenants. They are all smiles when selling you the rent, but after that they refuse to do the basic of their responsibilities. I recommend all people stay well away.
