I bought a number of properties in Atlanta and 2 in Detroit through Belgrave Group. I have had a similar experience to the reviewer above, in that for the first year with the Atlanta properties things appeared to run smoothly. It was only after the first year that numerous problems and maintenance issues came to light. Having been assured that the properties were refurbished to a high "HUD/section 8 acceptable" standard (as per their brochure and advertising) I was not expecting so many faults and such expense. For example, I have had to replace two burst water heaters at $850 each, an HVAC unit $2400, and have one house completely animal and vermin proofed at $1500 following infestation. Rotten wood at the front of one house has been replaced at $650. The list goes on, but really my greatest problem with Belgrave Group has been in relation to the: FIRST YEARS PROPERTY TAX, plus the properties that they sold me in DETROIT. 18 months in these are proving to be a disastrous financial investment that I am considering writing off, rather than throw more good money after bad. When I bought the properties at the end of 2010 the contract of sale stated clearly that 'First year's Summer and Winter Property Taxes' were included in the sale. Property Taxes fall due on 1st July, therefore I was fully expecting the Summer Taxes 2011 to be paid for each property, as these fell due well within my first full year of ownership. These taxes have still NOT been paid in respect of my Detroit properties, 18 months later, despite various emails to Belgrave and their contact in Detroit. On the whole my emails are simply ignored and I am wondering what the next step is. I am not yet sure if they are FSA regulated or covered by a property ombudsman scheme?! They did promise receipts for Property Tax paid and a breakdown back in April 2012 (over a year after purchase) that never appeared. As for the problems I have had with the Detroit properties, where do I begin.......... A Section 8/HUD inspection revealed a crack at one Detroit property following nine months of ownership, so bad that the inspector wanted the tenant to move out. I feel that the assurances that I was given following meeting Belgrave representatives in Southampton that the properties marketed by Belgrave are 'rigorously vetted by their contacts in the US' constitutes mis selling. Both properties were pre- tenanted at time of purchase. It is still not clear if one property was actually ever refurbished before tenanting as per the contract. I have asked for the tenants contract and photos from Metro (used by Belgrave to refurbish) of the property empty and refurbished, but these have still not been produced. The first management Company I was introduced to, Steve Louis, went bust owing me several months of rent, the private tenant had to be evicted. I was then transferred to METRO who despite numerous emails failed to make my vacant property secure or help me to refurbish or re tenant it. Also, METRO failed to pass rent on from my other property unless chased and chased. Nine months after purchase I was on my THIRD management company Garner. However, the tenant in one side (2 flats) of my second property also had to be evicted for non payment of rent. Thus, this year 2012 (only just over one year after purchase) I have had to pay out to refurbish both properties for a second time to get them tenant ready, $7000 in total. In the last few months one house has been broken into twice. The second time immediately following the completion of refurbishments. The thieves stole the entire kitchen, sink, plumbing, cabinets and all!! I am going to persevere with the Atlanta properties, but unless I can make Belgrave Group meet their contractual obligations re the 'first year's Summer and Winter Property Tax', it seems I will be selling the Detroit ones to try to make back some of my losses. Please message if you have had a similar experience re unpaid Property Tax with Belgrave. Also any problems re non refurbishment of your Detroit properties following purchase.
Pay all first years property Tax, Summer and Winter, one full year from date of purchase as per the sales contract. Produced receipts and breakdowns as promised by Tim Kish and Belgrave. Produce initial tenants contract with start date for Detroit properties. Produce photographs of empty property following refurbishment prior to the tenant supposedly moving in. It seems at least one Detroit property was never refurbished as the above evidence has not been produced, despite request.

10 Jul 2012NEVER USE THESE THEY ARE CROOKS properties are refurbished to a sub standard refurb and will cost you $1000's to put right worst mistake of my life (Detroit) once you have parted with your money they dump you also property taxes is a rip off as they dont pay them like they said. BE WARNED STAY WELL AWAY THEY WILL SOON VANISH AGAIN

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
