I made the huge mistake of choosing a rented property with Samuel and Co and can only hope to stop anyone else being as foolish as we were. The company fails to follow most regulations as guided by the ombudsman, the information on their website of how they will conduct themselves (e.g be there when you move out for an inspection) are lies and are never followed through and the staff are rude, obnoxious and fail to follow through with anything they promise. It was nearly impossible to get them to do anything once they had our money and their typical attitude towards repairing anything in the property was doing it as cheaply as possible (even if that means sealing all the windows in a property shut rather than taking the time to repair the broken sash/glass). The property we moved into was filthy, having animal excretion in the kitchen in more than one location, and the attitude of Samuel and Co was that this was our fault as we didn't explicity state we wanted it to be clean before we moved in, despite being told during our inital look round that it would be deep cleaned. The property had numerous other issues which we raised with the Samuel and Co but again, these were apparently our fault as we saw the property when we looked round and they had no intention of altering these issues. In particular, Nikki in the office expressely stated that these issues were our problem and frequently shouted down the phone at us for having the audacity to chase her for not doing her job. Jade and Anna are beyond incompetent, lacking basic English language skills and struggle to conduct themselves in a professional manner. Sue is nice, yet clearly knows what is going on and lies to people as she takes them on tours of their potential properties. She lied to us and I heard her lying to the new tenants of our old property. When we were lucky enough to finally leave, the company claimed that we had damaged the property and automatically took £90 from our deposit with no evidence or reason. This is an illegal action and so we took this to the Tenancy Deposit Scheme where they acted as an independent adjudicator. Samuel and Co could not even be bothered to submit evidence as to why they should have £90 of our money, which meant we got our money back but this did take over a month.

They do not even deserve a 1 * if im honest. My advise to new clients think hard before you use this company. I left the property after 3 years in perfect condition i even painted it all magnolia so the new tenant would have a fresh canvas. There was no damage in the flat i looked after it like it ...
