Quite honestly the worst rental from a tenants perspective ever. I leased a property as a student, and with the high market demand I jumped at a property, and agreed the 2 months advanced rent without protection terms, as well as a reservation fee. When I moved in the property was a state, and had its electricity disconnected! I cleaned it to the best of my ability for the whole first week. For the next 9 months I never heard from the letting agent. I was naive, and forgot to return the inventory that outlined any potential snags, however, received no reminders to do so. No sooner had I submitted my notice they had began to arrange viewings. Within a week, in the midst of my exam period I received an angry email from O'Neill's that a viewing had taken place, and they were not satisfied with the condition of the property - the complaint being, I had loads of paperwork and books cluttering the living room. Let me say this loudly and clearly - they issued me no notice as per our rental agreement that a viewing was to be carried out - they took someone round all my personal effects while I was out at university sitting an exam, then had the cheek to get ansty at me for leaving paperwork around. When I left the property, I leased a new property privately. Around 5 months later I received a cleaning invoice from O'Neill's, for faults which existed prior to my tenancy. As previously mentioned, I was a naive student, and forgot to return the inventory when i first moved in. I refused initially on these grounds. Within a fortnight, they had sent a Sheriff Officer round to my parents address demanding payment. After several months of intimidation, I agreed. I can't emphasise enough -NEVER RENT FROM O'NEILL'S!!! They do not maintain the property and they intimidate and extort tenants. NEVER EVER!!!

Agent fees are fine, acceptable. If any works/maintenance done, this was deducted from rent.
