Very frustrating experience renting High Way house via Waterfalls , apart from their below average performance of managing the many problems we had with the property over two years, the more inconvenient ones being , loss of the only serviceable shower for six weeks , loss of heating during the winter on several occasions , flooded back garden rendering most of it useless for large parts of the summer and a badly secured heavy wooden bath panel which fell and injured my two year son on three separate occasions. Whilst i understand ultimately the decision to approve and maintain the property in a serviceable order sits with the LL , Waterfalls lack customer focus , failing to manage expectations around works and three months after check out i still do not have my deposit back ..hugely frustrating ! !! Due to a stain on a 12 year old bedroom carpet which the independent check out clerk noted as minor compensation and my refusal to settle the LL demand of � 550 we now move to TDS for settlement . This is the first time I've taken to any web site to vent my frustration , which seems to have no end point !!
very poor , if you really want to add a whole load of frustration and complication to your life Waterfalls is ideal .

10 Mar 2017Dear Mr Plummer, I'm sorry you've felt the need to write regarding your experience at Highway House. I thought I'd reply to put a different perspective on what happened though. I understand the shower needed a new part, which despite the contractor trying to source the new part, sadly that process took time, and as a result a new shower was fitted. We had to follow our landlords instructions to investigate the problem before a new shower was fitted. I should point out that there was another bathroom with shower facilities within the house which was fully functioning whilst we tried to sort this issue out for you. Regarding the boiler breaking down, every time the boiler malfunctioned, Waterfalls immediately instructed an engineer to come around, without delay. Any delays would have been as a result of the communication between you and the contractor surrounding the appointment times. On the flooded garden, this turned out to be a water main under the garage, which no-one could've foreseen. As soon as the cause was found it was rectified within a timely fashion. The bath panel was reported to us once, and it was attended to according to our records. Whilst I agree it is frustrating to not have received your deposit back yet, I believe part of the cause has been waiting for confirmation from yourselves following several emails sent by our property manager concerning the deposit. (stretching from 3/2 - 28/2). We confirm we have this week received your forms, despite having sent this form to you 3 times to complete. The amount of the carpet (less than stated in your review) has been set in accordance with ARLA guidelines, Waterfalls do not make up the formula, we follow industry guidelines. A breakdown of these figures was sent to you. I'm so sorry that you felt the need to take to Allagents to vent your frustration, before approaching either myself or Andrew Waterfall and if you'd like to contact me I'd be more than happy to discuss your file with you. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
