Have been living at a flat which La Casa manage for about a year now. They're nice people, and overall nothing has been *really* awful about their service, but everything has been just a little bit rubbish. Cumulatively, it means I wouldn't recommend them to anyone. Steer clear. In the last year: - they didn't show up to our first house viewing on time - they didn't know a key clause was missing from their own contract (the length of the break clause); my girlfriend who's a lawyer had to point it out to them - they didn't show up to do the inventory on time - they didn't send us a copy of the inventory for a month (even though the deadline for us to challenge anything was two weeks after the inspection) - our boiler broke down and they took nearly two weeks to get it fixed - we wanted to switch from prepayment to a credit meter for energy, and they either didn't know or chose not to tell us that it was our right to do so (that's a basic bit of legislation any professional property management firm should know; we Googled it in ten seconds) - we've arranged three lots of minor repairs to things in the flat, and each time their workman hasn't arrived and we've had to reschedule (I'm writing this while waiting for a workman who hasn't arrived) - they've failed to keep in touch with us about repairs through various incompetent means. My favourite is chasing an email they were due to send us, only to find out they had actually sent it to themselves.

13 Mar 2018Dear Harry, We do understand it has been quite some time since you posted your review. We wish to clarify some of the points that you raised during your rental at the property. --Tenancy Agreement-- The question was asked by you regarding a break clause, we use a copy of the National Association of Estate Agents approved tenancy agreement. --Inventory-- The inventory was done by a third party, We contacted the inventory clerk and she sent us confirmation that the inventory was sent to you on the 29th March 2016, the moving date was the 19th March 2016, (10 days after) This would not have prevented you from challenging anything on the report, which you did not raise any issues. --Boiler-- We contacted the landlords nominated contractors to repair the boiler, as soon as you reported the problem, the issues could not be repaired on the first visit. We arranged a second company to repair the next day but the engineer recommended replacing the boiler, therefore we contacted the landlord immediately. The landlord made a prompt decision to replace the boiler for a new one. The boiler company fitted the boiler in their first available slot. Access needed to be granted by you for the contractor to attend as you were not going to be in on the first appointment given, however you declined to give engineer access with keys. We are satisfied that the boiler was done in the quickest time possible. The time that the boiler was not working the landlord granted you financial compensation for the amount you requested. --Meter-- We always liaise tenant's requests to the landlord regarding any changes that need to be done at the property, the landlord advised that if possible, she did not want the meters changed over, however she did grant permission. --Dishwasher-- When the appointment was first booked, la Casa offered to meet the engineer to allow access, however this offer was not taken up. You said that you would be at the property up until 12 to give access for the contractor. The appliance was under warranty, therefore we had no control of the time which the warranty contractor would arrive, the company's call centre gave a generic time of between 9 am and 12pm. We were contacted in the morning by you to find out what time the contractor would be coming, we called the warranty company but they were not able to get hold of the contractor, we called you to let you know, however we were unable to get hold of you. When we finally got through to you, you told us that the engineer arrived, later that afternoon you informed us that you terminated the job and sent the engineer away as you had to go to work. The repair was completed the following week (as a part was ordered from abroad) when second access was given. A member of La Casa supervised the repair. We were pleased that the matter was finally resolved. We feel your comments you posted on the review (at the time you were waiting for the dishwasher contractor) you was clearly frustrated. We feel it was a miss representation of the facts, we felt it prudent to give a clear and concise breakdown of all the issues you raised. We were somewhat surprised that you went directly onto a review website without liaising any of the points with us directly. We are pleased that the tenancy continued well, despite all these points raised with no other problems. We do wish you all the best for the future.
