We were very impressed with our first contact with Cubitt & West. Rebecca did a great job selling their services and the fee of 1.8% inc vat seemed reasonable for what was being offered............sadly the dream was not the reality. Over 20 weeks of marketing activity with the house advertised at the price they suggested with only 5 viewings. We have dealt with seven different members of staff and the general level of interest / enthusiasm was pretty poor. 'Open Days' were the way forward apparently but you have to wait two days for feedback which is only delivered on the website, never a follow up phone call after the viewings to at least give an early indication. We suspect a couple of the people did not even exist and were just used to try and prove that they were doing a good job. If you are going to charge high fees then at least try to earn your cash and if you don't have any buyers then be honest and do not create unrealistic expectations although I suspect this is probably true of most Estate Agents. The overall impression is that Cubitt & West like to offer the world but sales are only going to happen if you SIGNIFICANTLY reduce your original asking price.

7 Feb 2018We are now with House Simple the online agents - no sale no fee £1495 if successful. We did our own viewings and got immediate honest feedback from all visitors and have received an offer - no way can Estate Agents justify their excessive fees anymore!!

This agency were so awful, they told us that people couldn't be bothered to tidy up their houses for us to see them unless we were under offer.
