Shocking, had to leave our tenancy early due to events out of our hands that could have led to health and safety issues and we were seemingly penalised for it. Originally quoted around �200 for leaving early, this were later upped to 475, two weeks before we were due to hand the keys in.. even though they took 480..! Couldn't believe it.. The person I spoke to in the office didn't know the correct price and corrected herself twice.. quoting �400 to begin with.. leaving us short for renting another house and hard up money-wise.. Didn't help or advice in the slightest but just said take it up with the landlord Feels like we have been made an example of only because we left our tenancy early due to my partner being pregnant, that could have lead to fall risks on steep stairs, so we had no other option.
Extortionate. Originally quoted £200 to cancel tenancy.. then £400..then £475.. In the end they took £480.

28 Oct 2016Having read your review it has left us all a little dismayed. We have tried, in vain, to explain a straightforward process on a number of occasions but there must come a point where you accept some responsibility. That said, we take your comments seriously and as such here is an overview. This was simply a change in your own circumstances and your confidence in the property because of that change. There was no issue with the tenancy, the landlord or the property which has now gone on to be successfully re-let. Your tenancy was not due to end until March 2017. You contacted us on the 17th September to explain that you wished to terminate your tenancy early. Your partner had become pregnant and did not feel comfortable with having two flights of stairs. The landlord was gracious enough to agree to this subject to his relet costs being met. This is something he did not have to agree to given the tenancy. We fully understood your choice in this matter and a senior member of staff contacted you and spoke to your partner on Monday 19 September to explain that as you were still in tenancy you would have to pay the landlords relet costs. In essence this would release you from the tenancy agreement leaving the landlord no worse off than he would have been should you have fulfilled your obligations. Similarly from your point of view you would be allowed to released from the tenancy and the obligations of paying rent until March 2017 which would have amounted to in excess of £2,000. The landlord also agreed not to charge you for the days between your departure and the new tenant taking residence which he was entitled to. Clearly from a cost exercise undertaking this benefitted you financially and also benefitted you given your new change in circumstances. Your partner was fully aware and accepting of this. The landlords costs have, and always been £400 + VAT. This accounts for your confusion over £400 and £480 which are essentially without and with VAT figures. Your partner specifically asked us to seek the landlords permission to take the fees from the bond so she clearly understood the process. At no time has any other fees been mentioned. There has been no quoting. £200 is not a fee that we charge for anything. We subsequently relet the property promptly and encouraged the new tenants to move in earlier than they originally wanted to save you yet more rent. Upon securing a new tenant, the senior staff member called your partner to run through departure dates. At that point your partner was reminded of the amount of the fee deduction and the conversation of the 19th of September was referred to again in which she acknowledged that the sum was being deducted from the deposit which the landlord was holding not ourselves. This brings us to your returning the keys, whilst three other members of staff and myself were in the office. You suddenly voiced the first open issue/concern with the amount paid. This is despite all the conversations had with your partner. The same senior member of staff who had spoken to your partner happened to be in the office and explained to you again. This was the third explanation of the fees. At no time has any other fees been mentioned. There has been no quoting. £200 is not a fee that we charge for anything. Positively, clearly you have enjoyed living in the property during the tenancy (prior to your circumstances changed) and your landlord had been a good landlord. Your rent was paid on time and with exception to the deduction for the bond there was no other issues or concerns raised. We have re-let to fantastic tenants who have seen the same positive aspects in the property you originally saw. Ironically the two members of staff that you have give one star to, Carol and Jane, had limited roles in the process ! Jane took you round the property initially on the viewing, which you then applied for. Carol spoke to either your mother or your partners mother about the fees. Again, this was a positive conversation without any concern raised relating to the process. Neither staff member were involved in any other aspect. We are a local and independent agent that has just celebrated 12 years of a successful trading and having just been awarded a gold winner from all agents for being the best letting agent in Guiseley. It has taken us 12 years of hard work to earn our reputation. We have a positive track record of long standing good quality landlords and retained good quality tenants. It is disappointing to us that you have not fully understood the process and how you have benefitted from it. However, we wish you all the best for the future and hope that you can see the realities of what has been undertaken on your behalf and judge us on these aspects.

We had to pay the minimum fee of £1,500, which was what we were expecting for the service we received, and slightly less than we would have had to pay with another Agent. Blue Residential carried out all the Viewings and arranged for the keys to be handed over to the new occupiers. It was easy to contact them and they responded quickly to queries.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
