My wife and I stayed in one of their flats for over a year. During that time, this agency showed itself to be rude, aggressive and deliberately ineffecient whenever anything needed doing. We moved in and they showed no interest in clearly telling us where the electric meter was or how to get access to it, as it was behind a locked cabinet. We went several days without electricity until they finally bothered to tell us how to get in. We moved in with a filthy oven that was in no fit condition to be used and was deemed a health hazard by a contractor we paid to come out and see it. It took months for them to finally get us a new oven. They also displayed their favourite tactic during this time - DENY EVERYTHING. They would claim to not have received phone calls, not have received e-mails and on it went. So I was driven to the point of having to record each phone call with them, so they could not use this as an excuse going forwards. This in combination with sending them written notifications that they could not claim that they had never received. Their inspections last all of 2 minutes. When you bring up any issues to them, their staff act annoyed and like they want to be anywhere else but there with you. I pointed out some damage to the shower and was told to fix it myself with a rubber band. I pointed out developing damp and was told, you should see some of the other flats. they are really bad. On none of these did they offer to do anything, even when our health was mildly at risk. The staff do not communicate to each other at all. I have had two different people trying to arrange inspections and having to point out to the second person that we had already arranged an inspection with the first person. They do not apologize for wasting your time or for not asking their colleagues first. During emergencies, they provide no contact number or help. The two times I needed something, they were out and in writing told me that I should just wait for office hours. They had the nerve to say this to me after the washing machine was flooding our home due to their old pipe system! Not only that they said it with a completely straight face, as though they could not understand why we would want a washing machine to not flood the property. Even then they took DAYS to get their asses in gear and do anything about it. When we moved out, they made no effort to keep us or enquire why. This despite the fact we kept the property in excellent condition and always paid our rent on time. (On the one occassion it was A DAY LATE due to a bank holiday, they decided to send an extremely threatening letter to us). They then came up with deductions out of nowhere. A small, indiscernible scratch was suddenly major damage. Also, a few crumbs were also a major issue to them as well. We had spent days having that property cleaned as well. I disputed their costs and analysis. They then played their trick I mentioned earlier. They claimed to have never received my dispute e-mail, making our efforts to recover the deducted money that much harder. When I pointed out how we had come in to their offices and given them copies of receipts for damages that we had paid for, they claimed to have no record of that either. That is right, things that we handed to them, they then probably put in the shredder or just discarded immediately. After we had moved, their staff mysteriously decided to reply to e-mails I had sent them many months to a year ago and decided then it was worth their time to answer my e-mails. Often only to say, Glad this was sorted. A bit late, people. Under all conditions, avoid renting with these people. For your own sake. EVERYONE DESERVES BETTER THAN JOLIFFE DAKING!!! My wife and I are thrilled to now be renting with another agency, who to our shock reply to messages instantly and have had so many things fixed extremely quickly. Joliffe could learn a lesson from that. But then expecting them to do their jobs is asking too much.
Bad. They fight for every penny and lie, in order to get it back.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
