AVOID EVERYONE applied for a property on the 06.12.16, paid �240 for application, was told i may need a guarantor and they would let me know. I recieve an email on the 07.12.16 to state i do need a guarantor. Charlotte hayward said guarantor needs to come in to fill in form and pay �180 for this. Guarantor goes in on the 08.12.16 to fill in form and pay �180. Charlotte says guarantor needs to give in a mortgage letter, guarantor confirms he will go in on the 09.12.16 to hand this in. Charlotte confirms this is fine. I call charlotte hayward today the 08.12.16 to confirm exactly what guarantor needs to bring in so it doesnt waste more time. Charlotte hayward says its been past 24hrs of application now, so ur application will be declined. No mention of 24 hour timescale in any emails or phone calls,but its apparantly in the application form which i have signed. If 24 hours was the case this was over on the 07.12.16. But it has never been mentioned and they are refusing to refund my application money. Avoid this agency at all costs. Staff are rude and just want your money. I will be going citizens advice and the police as i have records of all conversations with them and no mention of 24 hours AVOID AVOID OR YOU WILL LOSE MONEY

13 Dec 2016The £240 application fee covers the references being carried out on yourself upon application for the property. You were advised when completing the application that you would need a guarantor. The application for that you signed clearly states that if a guarantor is needed the application must be completed and return within 24 hours of booking the property, otherwise the property will be remarketed. The guarantor situation was confirmed with yourself in writing by email. Upon your guarantor attending the office he was advised that he would need to bring in the following documentation, photo identity and proof of home ownership, this could have been returned to us at a later date as long as the application was made on the day. The application fee is non-refundable, you were advised of this when making the application and this was also written on the receipt that was provided to you. The 24 hours did not need to be verbally mentioned as it was provided in writing on the reverse of the application form.

19 Dec 2016You did not tell the guarantor he needed to come back that day to fill in the application. All liew. You told him it was fine for him to come back the next day. But called me before this happened to say it was not all handed in before 24 hours. Your response does not even make sense. On the back of the application it says the application has to be handed in within 24 hours. This was handed in on the day of applying and paying for the £240. I have made a complaint to yourselves which you have failed to respond to. But have enough time to comment back on here. If no response is made about my complaint i will have to take it to the TPO. if any potential tenants are looking to rent a house through this agency i advise you to read all comments and reviews with this agency before handing any money over. And also look at the comment the agency has replied. They are fraudsters. Avoid

29 Sept 2017Just an update... for anyone reading this, i went to the property ombusdman.informed them what had happened and castles fully refunded my money. Funny how in there comments there defending themselves, but when you take further action they have nothing to say then.

For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
