First impressions of this agency were fine. Booked appt to view a property and lovely lady showed us round and answered lots of questions. I decided i wanted to make an immediate offer so asked if I should go into the shop, she said yes and sh'd let them know i was coming. I went down with my 68 year old mother and we walked into the shop. Shop was empty with two members of staff. Rather than being greeted we were looked up and down and noone said anything just carried on what they were doing. My mother and I looked at each other incredulously before finally Margaret asked what we would like. i'd like to make an offer on a house i say ...rrright she says. can i sit down? i ask and sit down. I said they should hav a call to say we were going at which she got very defensive and said 2noone has said anything, Ive had no calls...well im here now I said can we discuss the property? So we look at the property I explain my situation (80% cash buyer) and put my offer down. She looks at me in contempt and said oh no they wont accept that (my offer was 3% below asking price!) so I said well are you telling me you wont put it forward?!...she said she would reluctantly. By this time i was getting really pissed off at her looking down her nose at me but we had to go so i waited her call. She did call back and after a few calls an offer only 1k above what i'd offered was accepted. That was six weeks ago. in all this time I have had not one call or email to update me on anything. Everytime i ring im palmed off and email questions are never directly answered. Today after many emails i finally sent a demanding one and 5 minutes later get a call giving me an update on the whole chain!! The woman was saying obviously Mrs XXX is doing this and Mr XxX is doing that and im saying I dont know who these people are this is the first time youve given me ANY info and the woman says oh its because Rosemary has been on holiday this week so it would have been 7 weeks and no update and they think thats acceptable????!!! I wish I could show yoiu the tone of the emails too...I am not addressed by name on any despite me always addressing mine Dear XXXX. DO NOT USE THIS AGENT

26 Aug 2016It is obviously disappointing to receive a review of this nature, which is not in line with the usual feedback we receive for our Arnold branch. It is obviously unfortunate that this is your perception and we regret that you feel this way. Given the level of detail presented within the review we have been able to identify the purchase in question. Firstly we would say that if you are experiencing issues, then you always have the ability to highlight these issues to the senior team within the company for them to look into the matter as a first point of reflection. We would make a few comments in response to your review. Firstly the member of the team in question is mortified that you should feel that they judged you on arrival at the office as they would have no reason to do so. Secondly in terms of the offer level put forward, we would always put any offer forward that you submitted, whether it be £3,000 below the asking price or £30,000 below. The team member did point out that the Vendor may be reluctant to take the offer as they had previously turned down a similar offer level. It is correct that the lady primarily dealing with the progression of the sale is on annual leave and her colleague is dealing with this matter in the interim period. Without getting into too much detail in this environment, there were delays at the outset whilst relevant information was gathered. In terms of the tone of the emails, we would always address emails formally, this isn't a personal issue against yourself. If you feel you continue to encounter issues from your perspective you are more than welcome to liaise with a senior member of the team and please do contact David Radford (david@david-james.com) who is a fellow Director of the company. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
