I was a landlord that had never let in Plymouth before so I used Property Links find a tenant only service. Within a few days of the property being advertised Property Links called to say they have a lovely lady who would like to rent the house. They said she had a CCJ but it was many years old and for a minor amount. They emphasised how nice the lady was. They said that on their gut instinct she would be a good tenant. Foolishly I never met or spoke to the tennant before she moved in and took it upon the advice and experience of Property Links that she would be a good tenant. Within days of moving in the tenant called me to say she had lost her key. That wasn't the problem, but I could tell instantly that she would be the sort of person who wouldn't pay their rent in the future. This was based on my gut instinct. After 4 months she failed to pay the rent. I gave her notice to quit. She absconded leaving the house in a mess and owing me nearly £2000. When I look back on the referencing Property Links did I wish they had advised me to maybe allow the property to be viewed for more than just a few days before picking a tenant as all the indicators were there that she would be a problem tenant. I do wonder if it is the fact that it was a tenant find only service that Property Links just wanted it off their books as quickly as possible with no regard for the kind of tenant they found me. Needless to say I won't be using Property Links ever again.


What agent could do to change your mind?

Look at the referencing you have on a prospective tenant and accord the landlord accoringly. So if the referencing says to decline the tenant then the agent should advise the landlord to decline the tenant.

Having read the above comments, it is understood that this some what frustrating for the owner of the property and indeed not something one wants a Landlord to have to deal with, having said that, firstly the landlord wanted a tanant find only service and with respect the landlord was informed of the situation of the tenants past history, and excepted the tenant. in the best will in the world, the short time period you have with the prespective tenant, it is only natural that one takes the tenant on face value unless there is something which does not add up in the application period. For the landlord to have a gut feeling about the tenant instantly that she would be the type of person to default on him or her, would seem to be remarkable to say the least, as this tenant had been up front and disclossed the CCJ and her past back ground and at that time period the landlord would had been paid the months rent up front had a deposit protected, this in its self is a fair amount of money to have paid, so what indication was this instinct base on. Secondly, if the landlord had this so called gut instinct, so early in to the tenancy, why on earth did they not contact the company for further help, more so when the first sheduled rent did not get paid, it is also worthy to note that the landlord would have recived a full pack in a binder, with all referances, shedules, TA, certifacates, inventry, EPC, photograghs, Tenant ID photo ect, and general information of the propert and tenant. Property Links would most certainly helped resolve the situation, as its in our intrest for the Landlord to happy so as he comes back, so many before him and after him. furthermore thsi is the first Property Links has heard of this issue, it would have been decent of the Landlord to contact the company before posting adverse comments behind the agents back. Thirdly, be assured this issue will checked and and identfied, bearing in mind the company has been running 13 years, an this is the first complaint on this site of this type or nature, i think the landlord is some what inexperanced, in this field, had he or she brought this issue to the attention of the agent, they certainly would not of lost so much money, just maybe the landlord should had, the full managed package, which is slightly more expensive, but in this case not in any way of the loss of 2000 pounds. just maybe the tenant took advantage of the Landlord due to the lack of ability to deal with this situation.

From first hand experience, i know there are a lot of bad landlords, and i'm sure equally there are awful tenants, however i do think some of the responses you have given on this site are disappointing. I would advise you to proof read your response and use a spell checker. There are numerous grammatical and spelling errors - it looks very unprofessional. Your responses are also far too personal and opinionated. Whilst i appreciate you are defensive of your company, never forget good customer service and an apology looks a lot better, especially to those who are prospective clients. We are due to enter into a contract with property links and your responses toward others has made me a little apprehensive. I hope we do not experience any problems and should we notify you of any issues, are dealt with in a polite and professional manner.
