I strongly recommend using a different agent, I have had a poor experience with them. The fees weren't explained properly, we agreed a price and we asked does this include everything, no hidden costs and all was agreed yes thats the final figure, both my partner and I were happy to proceed to then be told on completion there was 20% VAT on top! I feel being new to selling the agent didnt explain everything to me, he certainly didnt say VAT was on top. We also went with this particular agent because we found a property we liked that they were selling so we were guided by them and encouraged by them to sell with them too so we had a great chance of purchasing the property as they had complete control. Funnily enough we didnt get the property we were after, I know they cant guarantee us the purchase but I feel they certainly could have done a lot more to help us. We also had a slight complication with a retention on our buyers mortgage, the estate agent phoned me with no actual information on this saying the carpets may need to be ripped up and the walls stripped down etc so both my partner and I had a day and night of worry and stress to only get a phone call the next day to say oh no its not as bad as that and we resolved the issue straight away, I feel this was handled badly. A phone call once all the facts were there would have been a lot less stressful and resolved easily.
