Rude and unprofessional. Don't trust them at all. I'll just state the facts: the flat was advertised as AVAILABLE FROM 20/1. When I viewed it, they confirmed the date. After filling in application form and paying fees, I heard nothing from them for weeks. I called them a few days before the 20th, and they said that they'll need to check the flat before I could move in, and if there was any work to do, I'd have to wait. They refused to say if one day, one week, or MONTHS. They never called back. Every day I'd call and get the same reply 'we're checking it today, we'll call you later'. Of course they never did. Nor did they ever apologise in the slightest. Avoid if you don't want to be homeless and/or treated like a fool.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
