This estate agent does not even deserve a negative rating. They are unprofessional bunch of people sitting there to harass customers. They have no ethics . Holding on to the deposits and not replying to emails after vacating the property seem fun for them.Their damn care attitude is disgusting. Also, they send their own company/people as third party agent for doing the checkout report in order to make the report in their favour and then ask you to pay for it.Everyone be beware of this Estate Agent.

13 Jan 2016Dear Sir/Madam, For your reference the inventory & check out is carried out by an independent company. When you had initially moved in to the property you would have been provided with a copy of the inventory report documenting the full condition of the property along with photographic evidence. You will have been given 10 days in which to respond with any remarks & photographic evidence should there have been any discrepancies you wished to highlight. The check out report will have been carried out by the same independent company and if there were any discrepancies highlighted, this will have been documented by the check-out clerk along with photographic evidence. We have no reason to hold up the release of a tenancy deposit at the end of tenancy, it is not in our interest to prolong the release of the tenancy deposit. It is in fact in our interest to release tenancy deposits as promptly as possible once the tenant & landlord has come to an agreement based on condition of the property as per the check out. In the event that the deposit distribution between landlord and tenant cannot be agreed by both parties, we advise that the undisputed amount be released & the disputed amount to be dealt with via thee deposit protection alternative dispute resolution service process if necessary. The deposit protection alternative dispute resolution service is organised by the deposit protection service themselves we have no control of the timescale that they take to deal with the dispute. We will always in the first instance as per the advice of the deposit protection service prior to a deposit going to dispute try & come to an agreement between Landlord & tenant. Please find below a link from the deposit protection service where all details of the process can be found; https://www.depositprotection.com/help/browse/custodial/agent-landlord/alternative-dispute-resolution For your reference with the deposit protection service custodial scheme, the deposit is held on account by the Deposit protection service, not in our client account. It is therefore not in our interest for the deposit release to be prolonged since we do not benefit from any delay in all parties receiving funds once an agreement has been reached.

15 Jan 2016Wish we had got such a prompt reply from you when we were chasing our deposits to be refunded. We had to chase you for months (without getting any reponse from your side)before going through dispute and finally got the whole amount refunded. As for the tenancy beginning inventory, the inventory was taken by the landlord and not any independent company. You should have checked your emails before replying to the comment. The Checkout report done by a third party that you say was just a random single page report without any alignment with the check in report and was made in your favour which was unreasonable and unacceptable. Moreover, 50% of the fee for checkout should be paid by the landlord as per the agreement, but you made me pay the whole amount that too in cash and without a proper invoice. You are a land lord biased agency.God save all who deal with you.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
