WeI had experience of SBK over a period of 8 months whilst looking to buy a house in the Locks Heath area in 2015. We negotiated on 3 separate properties that were managed by SBK and in particular found the following issues unsatisfactory: . The company has a policy of advising their sellers not to accept an offer from a potential buyer until he/she has a complete change in place which has also been verified by their staff. This lost us and ultimately a seller a sale at full asking price for the sake of 2 days to confirm a complete chain. This policy is too rigid and in practice handicaps sellers and buyers. We noticed that the seller of this particular property eventually got another agent to sell his property. . We had 5 separate viewings with SBK and their agent was late 4 times and didn't turn up for the 5th. . When we finally had an offer accepted on another property that was managed by SBK it was based on the understanding that completion would be achieved in 10 weeks. This information was fed to the rest of the chain who were content because they were all keen and ready to complete in this timescale. However, in reality the chain had too wait over 5 months for SBK's seller to have a local property refurbished before completion could be achieved. SBK had a clear personal interest with the local developer who refurbished this property and resisted providing a plan or visibility on progress with the refurbishment. In hindsight, our offer may well have been different had the truth about the completion timescales been known from the onset.

This is the second time we have used SBK and we found them to be extremely professional and helpful. The staff were friendly and nothing was too much trouble as although we had a relatively short chain things did get complex and the staff did a lot of chasing to get the issues resolved as quickly... Company wouldn't offer guarantor service, gentleman - lettings manager (gentleman) was friendly about this, and tried to work around it. Re-train your female lettings secretary and explain that a customer isn\'t to be treated like something on the bottom of your shoe.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
