We rented a property with Kingstons for a few years, at the end of the tenancy the property was sold. At move out we were told that the wear and tear on two of the carpets would be taken from our deposit and the carpets would need to be cleaned and then replaced if the cleaning was not good enough. The property was sold with no conscessions to the condition of the carpet (as there was nothing wrong with it except fair wear and tear). The new owners were told that they would have a new carpet fitted *if* the money could be obtained from us. Obviously we disputed this case (and won) however we were expected to find the carpet suppliers and cleaners as the ones the estate agent chose were double the 'standard' rate. We found the whole process unprofessional, unpleasent and leaving us with the feeling that the agent beleived the deposit was supposed to be used as a punishment rather than to recompense the landlord for monies lost. Additionally, as the house sale was progressing we had allowed viewings (bearing in mind we were being kicked out much earlier than was originally sold to us). When we turned down a single viewing due to personal circumstances (after allowing ~6) we received a letter telling us that we had to allow viewings if notice was given as it was in our tennancy agreement. Those people familiar with the law will know this is not the case. Up until the point of moving out we had no problems with Kingstons, and if the move-out was under better circumstances this would be a positive review. However the last few months were so stressful it has stopped us wanting to use this service again.
To be honest at this stage an apology would help, but there is such a 'bad taste' left over from the experience I don't think that would be enough to smooth things over.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
