This has to be the worst lettings agency ever in the UK. I was booked in for a viewing 5pm today (13th august 2015) at a property located at ferry gait crescent. I got to the property at exactly 5pm. There was no agent outside/around so I called their office to find out what was going on. I was told the guy was already in the flat and I should press the buzzer. I did just that only to realise that the central door leading to the block was open. I walked up the stairs and I had not even reached the vacant flat only to be accosted by the agent on the stairway telling me that the flat had been taken and was no longer available for viewing. To add salt to injury, he wasn't even apologetic or sober or sorry. To say I was angry and livid is an understatement. As a professional working in the financial services sector and with a background in real estate, I have never in my life seen such level of unprofessionalism. The rude agent even went further by telling me that he has also been in my shoes in the past as a foreigner in this country. Seriously??? I felt really insulted. I had come all the way down from buckstone, fairmilehead only to be treated by a letting agent like I was some piece of scum. I have had a few viewing in Edinburgh and I have never experienced such disgusting behaviour. Why should Ben Property book viewings with multiple prospective tenants since they know fully well that they are giving out the property on 'first come first serve' basis without taking applications, carrying out credit/reference checks or due diligence on prospective tenants? Ben property I repeat is the worst letting agent ever!!!

Completely let down. Sorry to say that after finding a new flat and paying holding fee, people were still able to get viewings. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
