I asked specifically for a Charities Act valuation, making it clear I would not be marketing the property through S&C. I gave them my London address and that of my solicitors and asked them to send the valuation to both addresses, to which they agreed. I said I was prepared to pay a fee for the valuation, but they waived this. After James Davies came and looked at the house on 29 April I heard nothing more. I contacted them on 26 May and they told me they would ring me back. I phoned them again on 27 May and they told me they had posted the valuation to the Liskeard address; they did not seem to know about posting it to the solicitors. No valuation had turned up at the Liskeard address, and the solicitors never received one. When I asked when I would get the valuation, they told me they would hand-deliver it that or the next day. By 3:30 pm on 28 May no valuation had arrived; I went to their office, where they said nothing could be done as the staff member responsible was out; he returned while I was there and promised to hand-deliver it in 20 minutes (the valuation had obviously never been written up or he could have printed it right away). When it did turn up half an hour later, it was NOT the Charity Act valuation I had asked for, but a single sheet letter that specifically stated that 'this by no means constitutes a formal valuation', even though that was what I had requested. I am disgusted by their inefficiency, unreliability, and lack of attention to what they were asked to do, and will now have to get the valuation done all over again by someone else -- they have wasted 4 weeks of my time.

Extortionate. £300 for a standard tenancy agreement which must have taken all of 5 mintues to print off. £120 for an inventory of an unfurnished property? £75 credit check, can be done for far less.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
