Franklin Allen Property Services in Southampton have to be the worst, most unprofessional pathetic excuse of an estate agents I have come across... I only wish I had known about this review service sooner to warn people of their conduct. To begin, the fees they charge are extortionate, hidden charges left right and centre and customer service of the lowest quality. Jason Franklin (Mr. Franklin the proprietor as he answers the phone), is a pompous, rude, arrogant money orientated individual who wouldn't know good service if it slapped him in the face. Not only do they offer this poor service and besides the face that all they care about is money, they are slow to respond to requests, they do not take responsibilities for their mistakes and they are just out and out rude. To top things off they tried to manipulate the check out after we had left to extort further money from us which led to a dispute being awarded in our favour.... Avoid this agent at all costs or be prepared for them to extort time and money from you for absolutely nothing in return.

Not sure where to start with this comment, clearly a very unhappy tenant. Bearing in mind Craig accuses us of extortion, I'm surprised that at no time have we received a complaint directly to our office and it seems that a comment on a review site is perhaps an easier way to vent frustrations Dealing with the points: We certainly have no hidden charges, all prospective tenants are given our ‘Terms and Conditions of Renting' form (a copy of which has been uploaded to this website and is already published on the internet portals such as Rightmove etc.). Prospective tenants are asked to read through carefully and then sign and return the form to us. A copy of the signed form is retained on our file and a copy given to the tenant. The form clearly sets out all of the fees we charge and in fact the majority of the fees are in the first paragraph so not really ‘hidden'. I am genuinely sorry if Craig found our customer service poor but I am certainly not going to comment on his personal attack on Jason Franklin. It is true to say that we do care about money, at the end of the day we are running a business and have to ensure we make a profit to survive but being and independent Agent we also care about our Clients and the service we provide and we do have a good number of regular repeat Clients who are very satisfied with the service they have received. A selection of comments from those Clients can be read on our website (www.franklinallan.co.uk) As far as the ‘manipulating the check out and extorting money' is concerned, it is true to say that in this case there was a difference of opinion between the figure the landlord wanted to retain from the deposit and the amount the tenant thought was fair. The deposit was properly lodged with the Deposit Protection Custodial Scheme and the process prescribed under the scheme was followed in that we submitted the Inventory together with the checkout report and details of the landlords claim. Craig then submitted his evidence and the DPS adjudicator made his decision. Some items the landlord was claiming were agreed and some were denied. Interestingly the checkout fee was not disputed by Craig. Regrettably we were not managing this property on behalf of the Landlord otherwise much of the damage caused to the property would have been picked up far earlier through periodic inspection. We are now fully managing the property for this landlord and the property is occupied by a very pleasant and satisfied tenant

I feel that this agent operates by non transparency- hidden away in small print are things like a checking out fee. If you are tenant beware of hidden charges 130 pounds check out fee when things are in perfect order 250 pounds for each person to make checks etc ..... these hidden charges are not ...
