Been in the property for over a year, just renewed the contract for another year and the annual Gas test has just been undertaken - resulted in the boiler and gas hob isolated and unusable. Phone call from the estate agents to say they were doing all they could but that British Gas quoted 4 weeks! further quotes would be chased after the weekend! The response from Faulkners to our amazement was that if this was our own property we would be in the same situation and that they were doing what they could but couldnt do anything till after the weekend. Also stated that we werent their customer, their customer was the landlord. WHAT ARE WE? Dreadful attitude. They do not believe that their tenants are customers.
Need to think of the tenant as your customer not just the landlord.

17 Oct 2014Its is an annual requirement to check all gas equipment in a property. Something we take very seriously. On Friday 10th October, both the boiler and hob were checked by a Gas Safe Engineer and were found not to be up to current regulations. Both units were shut down our office informed and advise given that it would be most effective to replace both units rather than try and effect repairs. The landlord was informed, agreed to replacement and agreed that both we as agent and he would seek quotes and dates for installation. On the same day (within an hour of the failure) the tenants were informed, advised that we were actively pursuing the matter. The comment was ' I have no faith in your ability' At this point, the tenants still had hot water through an immersion heater, the weather was unseasonably warm, but unfortunately had no Hob to cook with (but still had an oven). During the same day, various contractors were asked to quote but all advised long stop dates for completion of work, the earliest being Mid November, over a month away. (the landlords preferred contractor being 12th November). Using our various contacts a long standing contractor agreed to go to the property that same Friday evening, prepare a quote which he gave us the following day and subject to landlord agreement and stock availability would carry out the replacement within three days. This duly happened, the landlord agreed, parts ordered and installation was commenced on Tuesday and was finished Wednesday (one small part, a clip on a flue, was fitted Thursday) So, from two units being capped off on 10th October, we had all two new units (Gas Boiler, flu and Gas hob), fully up and running by 15th October (including a weekend) So within three working days from the faults all items were renewed. Whilst we appreciate the inconvenience this has caused the tenants, at all stages they were kept informed of progress and the level of commitment shown by the landlord, staff at Faulkner and a contractor (who was prepared to put himself out). The landlord is our client, the contractual relationship is with him and we are employed to carry out his instructions. Saturday comment from Tenant: Many thanks for dealing with this so promptly and keeping us informed. Thursday comment from tenant: Many thanks for this quick and prompt work – I appreciate it. We are therefore amazed at the comments made on All Agents.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
