The property management was absolutely appalling and I would strongly recommend that you avoid using Beaney Pearce as a Tenant as a result. We had agreed on point of offer that the landlord had to legally substitute the furniture that was decayed prior to me moving, together with some repairs. Not only this wasn't done for a month after I moved in but I had to repeatedly chase up property management as they would simply ignore my emails. During my stay in the flat, they entered the flat without my permission at least three times despite my protests after the first time it happened and the fact it is illegal. They even walked in an substituted my dining table without letting me know - imagine walking back into your flat and seeing a different table and nobody warned you of anything! In the end, they held my deposit for weeks stating that "they can't get a hold of the landlord" and tried to charge me for the furniture replacement that had been agreed that the Landlord would do prior to moving in free of charge. As if this was not enough, they tried to charge me £120 for "general repairs" even though the inventory said the property was in great condition . They also tried to charge me £110 for a "top up clean" without even providing a receipt. And when I protested, they continued to hold my deposit without me hearing back for ages. It is a shame that one person in Property Management puts at risk the entire reputation of the estate agent but when I, in desperation, tried to get the estate agent to intervene, he too totally ignored my emails. If you want to rent through them, be prepared to have a load of headaches as things won't be fixed in a timely fashion and be prepared to see your deposit held back for ages as they will try to take every single penny out of you that they can until you eventually give up fighting.
Could have stuck to the wording of the contract, be competent and timely in handling issues.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
