Poor service offered by this agency, wish I did a google review before pick up the phone to them, as the online reviews say it all. They may look all sparkley from the pictures and shop front, but it's a different story when dealing with them. I went to view a property, liked it, all was agreed to take things forward (income verified, docs signed etc), £300 credit check fee paid, but then the landlord decided to pull out of the agreement (so Bennett's said? Or did Bennetts pull out?), resulting in a loss of credit check fee (£60), but £240 was refunded. Incompetently, the MD of the company does like to send refund notices, but blank ones with no detail. Even though I asked for a amended refund notice to state what had exactly been refunded, never heard back from Philip. So basically, I walked in, 2 weeks later, lost £60 with no reasonable explanation as to why the property fell through. The worst thing is that the same property was listed again a week later at a cheaper monthly rental price of £775 (down from £850). Something is just not right about these guys, if you need to, approach with caution.

20 Dec 2014Dear Bradley, It is disappointing that you decided to reply to 'Mohmed Khan's review rather than myself, I will accept this as a 'system error'. Regretfully, what I find shocking is how you can accuse someone of not being truthful, when all the relevant information that was requested by Bennett Residential, was provided to verify income, which Bennett Residential decided to go ahead with, to take onto the next stage of credit checking. Or is this the companies way of raising additional income to 'credit check' prospects for a fee, decline them, do a refund, and keep some x 10 a week. Of course not, the money is not important to Bennett Residential, what's important is the terms and conditions. Maybe this part of Bennett's process requires reviewing over. 3 x payslips and the current years P60 was provided, with the payslip clearly stating my job role as to what was confirmed with Bennett Residential's application form, before the process started. From your reply this seems like it was not enough. I even contacted the referencing agents directly, who were in the process of checks, but Bradley, you seem to forget that Bennet Residential or the Landlord? pulled out before the credit check decision was made, I only found this out when I had contacted Bobby. More excuses unfortunately. Credit check was passed. Thank you for your reasonable 'online' explanation as to why the property fell through, but as a estate agent representing your local market, you could have contacted me directly via a 2 minutes phone call when the decision was made not to go ahead and I would have been happy to listen. Also, thank you for clarifying that if false information was provided on the application form, that most lettings agents are within their rights to withhold a prospective tenants full holding deposit, but only your letting agents are different, infact if you provide untruthful information as a tenant, Bennett's will refund most of it back. Bennett's should have withheld the full £300 if false information was provided as you knew this before the refund was made. Instead £240 was refunded as per the T's & C's, I presume this was out of the kindness of Bennett Residential, but yet supposedly false information was provided. What I find intriguing is that it's disappointing that I didn't contact you directly, instead I wrote an online review, but yet even if I did contact you, no apology would be offered as you believe I was not truthful. What would be the point if reason cannot be met. What's important from a prospective tenant's point of view is that a decent level of service is provided from start to finish, not to be told that money is more important to me than a bit of paper, as service levels do have an impact on reputation. I would advise for Bennett Residential to focus on customer care and service, as for a company who provides feedback and holds a profile on allagents.co.uk, an average score of 2.4 /5 does not go well at all for the reputation and trust of any company. Providing a honest service with reasoning would be more appropriate rather than have the industry excuses to hand. I would also recommend signing up to the 'transparent agent' scheme through allagents.co.uk. If Bennett Residential pride their reputation they can still resolve the situation I feel, but I await your online reply as it seems to be your best way to deliver communication. Since my dealings with Bennett Residential, I've used two seperate estate agents who have been honest and easy enough to deal with for a let and a purchase. After the reply to 'Mohmed Khan' from Bradley, I feel my 2 out of 5 star rating is too generous at this stage. If you would like to discuss futher, please do not hesitate to contact me.

Adopted a more sensible policy on return of deposits. Actually told us what would be required to get the deposit back instead of moving the goalposts after documents had been sent. Provided rational explanations for their actions instead of making things up. Sent the Tenancy Deposit Scheme certificate as provided in the contract. Featured less ridiculous forfeiture clauses.

The agent could have been more professional with regards to confidentiality. They could also consider employing staff that actually tell the truth and call landlords back when they say they will. It may also be beneficial for landlords to not have to pay the same invoices on more than one occasion. I would strongly recommend some kind of simple filing system where important documentation does not go missing. It would also be an idea to not present outstanding invoices after 4 months. Finally, don\'t patronise your landlords and employ staff that walk off with confidential information.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
