This is a copy of the email I just sent my landlord warning him about these crooks at Crestons!! N be careful with these guys - the manager came to my home last week and PUNCHED me!!! "I agreed the move-in date and the rental price with your agent which you'll see below: (excerpts from emails) Me: "I cannot send a deposit then wait a few days only to find out the landlord has found someone who is willing to pay more, as then even if I get it back I won't have time to sort another flat in time. So if he accepts my offer, I will wire the funds with the understanding the flat will be mine 100% (do a 6 month lease if u want I don't mind) just can't be caught out" Agent: "The Landlord of 9 Trematon Walk is happy with your offer of £400p/w with a move in date of 21/04/2014 on a 1 year agreement with a 6 month break clause. In order to secure the property for you, we will need a holding deposit of 2 weeks rent which totals £800. This will be deducted from the grand total. Because the Landlord is happy with the offer and because you are moving in so quickly this offer cannot be beat. As soon as the holding deposit has been received, we will not show this property to anyone and so the property will be yours 100%.†Me: "Deposit sent (800 GBP) with reference “9 Trematonâ€Â†Then, a couple days later, we hit the first of a series of issues: Agent: "Unfortunately the landlord is being really difficult now as he said move in date 28th but for £410 per week. If you are happy with this we can proceed†I should add here that I had explained (in detail) that I was moving out of a house I had lived in for 32 years and the next week the house clearance company was coming followed by the cleaners the next day, and the day after the keys had to be handed back. So, not only was the price raised once I had already paid my deposit - the date was moved back also, which caused me endless problems. I agreed to the delayed date of Monday April 28th as the ‘move in' date, because I had been told the apartment came with an underground dedicated parking place and the agent said he was just waiting to find out the space number and get the key-card to open the street lift. Next, when I had been trying (without success) to reach my agent to check on various details and get the actual lease to read over, I received the following: Agent: "Sorry for late reply. The Landlord has been a real nuisance and says no one can move in on 28th but move in on Tuesday 29th for sure as he needs a day to clear up." Again caused a huge issue. However I reluctantly agreed to this further delay as I had paid the deposit and too much time had passed for me to find another apartment. Next, I got the invoice and instantly wired £10,000 to the Crestons client account. I've now paid £10,800 total, and was, of course, fully expecting move in to my new flat on the 28th April. So, now it's the day of Monday the 28th April. I've spent 48hrs packing up my home into 64 boxes that are waiting by the front door - movers arrive in 45 minutes: Agent: "Some bad news. The Landlord has had some troubles and has informed us they are not moving out till the 4th May so you can 100% move in on May 5th.†Well, as you can imagine, I was more than slightly peeved lol. Only after I made a real fuss was I offered (while my hands are 100% tied) to move into a studio in a building Crestons owns 50% of in Camden, for a week, and that Crestons would store by 64 boxes (plus a large floor fan) in some 3rd location flat. Finally, two weeks' late, the day comes (May 5th) and I come to your lovely flat. My boxes have been moved too. The large fan was missing, as I pointed out at the time and multiple times in subsequent emails (it happens to belong to a Playmate friend of mine). Then, once I unpacked, I told my agent that I was missing some boxes also that contained some of my recently deceased fathers stuff I couldn't ever replace. He assured me that anything not already brought to my flat would be quite safe in this 3rd location flat and that I would be able to go get it all once my agent had time. It was only after constant nagging from me to get my stuff, that I finally learned that it had all been stolen!!! Now I'm getting no replies from my agent when I'm asking what is he going to do. I was told by my agent that the council tax was included in my rent- I even have an email exchange between my brother and I talking about this very point - only to find out, again misled by your agent, that this it isn't the case. I discovered ONLY AFTER I MOVED IN there is NO parking spot, dedicated or otherwise. So, on top of paying council tax that was also supposed to be included - as I was told, I have another circa £5,000/year (paper) loss on the parking side. So 3 months ago I received an email saying I hadn't paid my rent and that I was being evicted - I immediately showed Crestons they had made a mistake and that I had paid the following two months even, took some doing but they eventually saw THEY were in error and sent me an apology letter asking that I don't write about it online etc - So I let it go. BUT - 2 weeks ago I receive ANOTHER email threatening legal action saying I'm being evicted for not paying again.. Well I hit the freaking roof. I had just, the previous week, sent another 4 thousand quid that took me to the end of December. So I went down to their office and asked who was responsible to sending me this eviction email in error AGAIN. After being thrown out the office by the manager "Ahmed Syed†I go to my bank and have them find the transfer and print it out so I can show your agents. I walk into their office put in down on the reception table and walk out - as the manager who's on the phone shouts where are you going wait there… um ok lol. I get to my/our apartment and I hear “ALEX' shouted as I see Ahmed running round the corner onto railway street and he comes up to me outside our gate and bloody PUNCHES ME!!!! Can you fucking believe it??!! (plz excuse my french). Anyhow I'm in the process of having him arrested for “common assault†(case number 2724673/14). He also said after the assault he would be doing EVERYTHING in his power to make sure I am evicted.. and that evening my neighbour knocked on my door to ask if I was leaving as apparently your flat was showing in Crestons window following the assault! This is who is representing you Chris… I'm honestly worried they are stealing from you also!! If they keep losing thousands I've sent them - and I can prove it went into their account. And to boot on every transfer I sent them I always make the reference “9 Trem date - date†so they can SEE it's from not only my account but also SAYS the apartment/tenant/dates it's for."

This story was reported on the Evening Standards website 3 days ago under the title 'Rogue bosses of ‘London's worst letting agency' jailed over £100,000 scam' Given you terrible experience I thought you should know.

Absolute thieves. They take your deposit without passing it on to a 3rd party, and then refuse to hand it back. Taken to court, they were told to pay it back but still waiting. This was an unexpectedly protracted and complicated purchase, not helped by intermittent communication from the vendors' solicitor. The agency fee is very very very high! I took the matter to the Citizens Advice Bureau and they started that no agent should be charging thousands of pounds as an agent\'s fee for a small damp rented house. It is such a shame to see that people are willing to stoop that low to get money. Lying to clients to get money in their pocket! I really do not understand why this criminal estate agency is still allowed to continue! As a warning to all those who are considering Crestons; STOP! Do your research!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
