This is the worst agent in London , my full deposit has never been returned, however when I attended their office to demand it they offered to pay half only , administration fees never explained , never attended to any Repaire in the Proprty during my tenancy, tried ( but never succeeded ) in charging me while I was living at the property for decoration work!! Tried ( but not succeeded) in getting me to pay for repire to the property. Please Be aware of this agent, they can be bullies if you don't know how to handle them, and they used threats of eviction and intimidation if you allow them, as they did with me. They have THEIR OWN ready made EVICTION NOTICE , I had to go to take them to court for unlawful eviction and withholding my deposit . I have just discovered my deposit was never protected. Further update soon.

I am the landlord of a property in Kings Cross let and managed by Crestons . I signed terms and conditions with them this year which provides for Crestons in the normal way to pay me net rent received by them as managing agents from the tenants . The tenancy agreement commenced in February and I have yet to receive any rent from Crestons. I have chased them repeatedly by phone and email over a number of months but they continue to not make payment for no good reason and ignore my communications. I have therefore had to arrange for the rent to be paid direct to me from the tenants and to issue court proceedings against Crestons for the unpaid rent they have received (the tenants have provided me with clear evidence of bank transfers showing the payments made to Crestons). I have recently received a county court judgement against Crestons for the full amount of the unpaid rent (circa �7k including court fees and accruing interest). However, they still do not respond to my communications and have to date not made payment. I am concerned not only at the fact that they have not paid me as landlord what they clearly owe and have received from the current tenants but they continue to trade as an estate agency business with a shop front on the Caledonian Road. I would not want other customers to have the same experience whereby tenants rent is unlawfully kept by Crestons. I continue to chase the debt and am now taking steps to enforce the judgement against them. I shall also be making a full report to Trading Standards, the Property Ombudsman and other relevant bodies.

My journey with Crestons started 3 months ago. When I decided to enlist their help in addition to the the other agents that I had been using for 9-months. I was beginning to despair as to whether I would ever sell my house as there were some rather complex issues. I was so stressed and after 5 months with the other agents, the buyers withdrew.
I recall that when I popped into Crestons Islington office I was very impressed. They were very confident and told me they could sell my house within six weeks, obviously I thought this was just sales tactics BUT.... so said, so done.
I asked how can you be so sure? Syed told me you need the right buyer and a very good sales agent to help complete. I told them That I was still with the other agents and he said I could still keep them if I wanted to, as they love a challenge.
If it wasn't for the crappy conveyancers that I had employed, the sale really would have been completed within 5 weeks.
When my conveyancers were stressing me out Zaid grabbed the bull by the horns and controlled the sale.
They reassured me every step and never rushed me to complete. I think their relaxed attitude and approach made me relax.
I cannot recommend their sales team enough and would say that their impeccable service and professional honesty, from start to the aftercare, have be amazing If I had another house to sell I know where I would be going.
I would highly, highly recommend them.

Crestons estate agency are awful, awful!. We are landlords, and they gave us the money that they owed us 4 months late. Syed Ahmed and his whole team (Ray, Shay Hoque) are terrible. They will start by being extremely rude on the phone, then will move on to insults, then lies, and then they won't give you the money they owe you. They are trading under the name Crestons Limited despite their previous company, also called Crestons, being insolvent (check this companies house link to see their ridiculous trading history: https://www.companiesintheuk.co.uk/ltd/crestons) and therefore being absolutely forbidden by law to use the same trading name.

"I agreed the move-in date and the rental price with your agent which you'll see below: (excerpts from emails)
Me: "I cannot send a deposit then wait a few days only to find out the landlord has found someone who is willing to pay more, as then even if I get it back I won't have time to sort another flat in time. So if he accepts my offer, I will wire the funds with the understanding the flat will be mine 100% (do a 6 month lease if u want I don't mind) just can't be caught out"
Agent: "The Landlord of 9 Trematon Walk is happy with your offer of £400p/w with a move in date of 21/04/2014 on a 1 year agreement with a 6 month break clause. In order to secure the property for you, we will need a holding deposit of 2 weeks rent which totals £800. This will be deducted from the grand total. Because the Landlord is happy with the offer and because you are moving in so quickly this offer cannot be beat. As soon as the holding deposit has been received, we will not show this property to anyone and so the property will be yours 100%.â€Â
Me: "Deposit sent (800 GBP) with reference “9 Trematonâ€Ââ€Â
Then, a couple days later, we hit the first of a series of issues:
Agent: "Unfortunately the landlord is being really difficult now as he said move in date 28th but for £410 per week. If you are happy with this we can proceedâ€Â
I should add here that I had explained (in detail) that I was moving out of a house I had lived in for 32 years and the next week the house clearance company was coming followed by the cleaners the next day, and the day after the keys had to be handed back. So, not only was the price raised once I had already paid my deposit - the date was moved back also, which caused me endless problems.
I agreed to the delayed date of Monday April 28th as the ‘move in' date, because I had been told the apartment came with an underground dedicated parking place and the agent said he was just waiting to find out the space number and get the key-card to open the street lift.
Next, when I had been trying (without success) to reach my agent to check on various details and get the actual lease to read over, I received the following:
Agent: "Sorry for late reply. The Landlord has been a real nuisance and says no one can move in on 28th but move in on Tuesday 29th for sure as he needs a day to clear up."
Again caused a huge issue. However I reluctantly agreed to this further delay as I had paid the deposit and too much time had passed for me to find another apartment.
Next, I got the invoice and instantly wired £10,000 to the Crestons client account. I've now paid £10,800 total, and was, of course, fully expecting move in to my new flat on the 28th April.
So, now it's the day of Monday the 28th April. I've spent 48hrs packing up my home into 64 boxes that are waiting by the front door - movers arrive in 45 minutes:
Agent: "Some bad news. The Landlord has had some troubles and has informed us they are not moving out till the 4th May so you can 100% move in on May 5th.â€Â
Well, as you can imagine, I was more than slightly peeved lol.
Only after I made a real fuss was I offered (while my hands are 100% tied) to move into a studio in a building Crestons owns 50% of in Camden, for a week, and that Crestons would store by 64 boxes (plus a large floor fan) in some 3rd location flat.
Finally, two weeks' late, the day comes (May 5th) and I come to your lovely flat. My boxes have been moved too. The large fan was missing, as I pointed out at the time and multiple times in subsequent emails (it happens to belong to a Playmate friend of mine). Then, once I unpacked, I told my agent that I was missing some boxes also that contained some of my recently deceased fathers stuff I couldn't ever replace. He assured me that anything not already brought to my flat would be quite safe in this 3rd location flat and that I would be able to go get it all once my agent had time. It was only after constant nagging from me to get my stuff, that I finally learned that it had all been stolen!!! Now I'm getting no replies from my agent when I'm asking what is he going to do.
I was told by my agent that the council tax was included in my rent- I even have an email exchange between my brother and I talking about this very point - only to find out, again misled by your agent, that this it isn't the case. I discovered ONLY AFTER I MOVED IN there is NO parking spot, dedicated or otherwise. So, on top of paying council tax that was also supposed to be included - as I was told, I have another circa £5,000/year (paper) loss on the parking side.
So 3 months ago I received an email saying I hadn't paid my rent and that I was being evicted - I immediately showed Crestons they had made a mistake and that I had paid the following two months even, took some doing but they eventually saw THEY were in error and sent me an apology letter asking that I don't write about it online etc - So I let it go. BUT - 2 weeks ago I receive ANOTHER email threatening legal action saying I'm being evicted for not paying again.. Well I hit the freaking roof. I had just, the previous week, sent another 4 thousand quid that took me to the end of December. So I went down to their office and asked who was responsible to sending me this eviction email in error AGAIN. After being thrown out the office by the manager "Ahmed Syed†I go to my bank and have them find the transfer and print it out so I can show your agents. I walk into their office put in down on the reception table and walk out - as the manager who's on the phone shouts where are you going wait there… um ok lol. I get to my/our apartment and I hear “ALEX' shouted as I see Ahmed running round the corner onto railway street and he comes up to me outside our gate and bloody PUNCHES ME!!!! Can you fucking believe it??!! (plz excuse my french). Anyhow I'm in the process of having him arrested for “common assault†(case number 2724673/14). He also said after the assault he would be doing EVERYTHING in his power to make sure I am evicted.. and that evening my neighbour knocked on my door to ask if I was leaving as apparently your flat was showing in Crestons window following the assault! This is who is representing you Chris… I'm honestly worried they are stealing from you also!! If they keep losing thousands I've sent them - and I can prove it went into their account. And to boot on every transfer I sent them I always make the reference “9 Trem date - date†so they can SEE it's from not only my account but also SAYS the apartment/tenant/dates it's for."

The agency fee is very very very high! I took the matter to the Citizens Advice Bureau and they started that no agent should be charging thousands of pounds as an agent\'s fee for a small damp rented house. It is such a shame to see that people are willing to stoop that low to get money. Lying to clients to get money in their pocket! Anyone stating that they were the best estate agents they had ever met probably is affiliated with the staff members/business. I would say that Crestons are very close to criminal. There are MANY different estate agencies you could use who will give you proper respect as clients and will not try to take advantage of you. Use them! Not this estate agency who are totally unprofessional and rude. It is VERY clear that your money is their absolute best interest and not the service they are supposed to provide you with. They will ignore emails, letters and phone calls even though you are their client and you have just given them a lot of money. Please everybody do your research before jumping on board with Crestons!

Shay and Ahad were very friendly and helpful. They went to great lengths to walk us through the details of the contract and were always available and quick to reply to emails.
True, Crestons's fees are higher than average, but I understand we have paid for a top-level service and the accommodation we found is exactly what we were looking for.
The only flaw we might want to mention is the Veri-Check referencing process, which was quite an ordeal for us and for our employers, who kept receiving emails long after they had provided their references – mind you, asking for the exact same details, not new ones. Shay was very effective in putting an end to the annoyance once we mentioned it to him. I would advise against using Veri-Check, but I do understand the process needs to be outsourced to someone.
Overall, we are very happy.

The most annoying and disturbing estate agents I have come across. Deceptive, irritating, stupid and desperate. Acting like a pack of wolves. Harassing when answer is no. And not just picking a figure out of thin air, which some of the agents do these days.
Sold the property within weeks of being on the market. These guys know what they are talking about, everything Ahmed said to me come true. I would highly recommend them. Would differently use them again.
