I stayed at this property for a year. The administration fees, etc were pretty extortionate, but I was between a rock and a hard place and had to make a decision fast as I needed somewhere to stay. So I signed the contracts and paid all the necessary fees. In the end the rent was a little cheaper than elsewhere in Cambridge and the location perfect for me. But following the deductions from my deposit (I'll get to that later) and the extra charges, I'm not sure if the slightly cheaper rates made much difference. There was a clear mould problem throughout the house. The bathroom was particularly bad with it growing on the ceilings and walls pretty much everywhere. Even detol didn't stand a chance against that stuff. So I rang up about the issue. I was told that it was the responsibility of the tenants to keep the mould away and to ventilate the property (Obviously that's a load of bull because I can't go rebuilding a poorly designed house). So I continued to live with it, until it began to grow in my bedroom, on my curtains and around the window. We received letters from them telling us to leave windows open and not to dry our clothes inside. I didn't feel comfortable leaving my window open when it was 0 degrees outside and if we had been provided with a dryer then I would have used it to dry my clothes, but sadly it rains in England and there not really any other options than to dry clothes inside. I attempted cleaning the curtains, even taking them to the dry cleaners, but there was no way to improve the situation. Following leaving the property I received many deductions based on the damage inflicted by the mould, and a £20 cleaning fee for a few cobwebs. I didn't have the energy to fight it, even though it is not a tenants responsibility to ventilate a property. My advice is, to those interested, weigh up the possible deductions and administration fees against the rents of other properties, you may get a better deal. But be aware that this is in the nature of these agents, to avoid all responsibility at whatever means. The deal may be exactly the same elsewhere. Just keep your wits about you. Best of luck

With a total overhaul in their attitude to business: only by treating a client as such can you justify the high fees. As it was, we received nothing but a headache for our money.
It was a nice house so we were willing to pay the rent, but the check out fees and administrative fees were considerably higher than anything I have ever paid in London.

Just take more responsibility for the damage and the wear and tear of the house. I can\'t create mould, it is in the atmosphere of the house. I couldn\'t have prevented its growth anymore.

Such terrible and unprofessional customer service, they have been so rude on the phone and emails. They gave false information about the house when they showed us around and have since been really hard to deal with. I wish someone had advised me to avoid them, please do not use this company. ... Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
