While I was impressed with Savills through most of the tenancy, the agent (Katharina Roth)'s response during check out was LESS THAN DESIRABLE. At the end of the tenancy, Savills mentioned that an administrative fee would be charged if they arranged an end of tenancy clean. They mentioned names of cleaners they used and we decided to opt for them. Big mistake on our part since after the cleaners (After 5) left, Savills charged us an extra GBP 225 to arrange for additional cleaning which was far beyond what we expected!!! They mentioned a few deficiencies on the part of the cleaners (their suggested cleaners incidentally!!), but nothing warranted an additional charge of GBP 225. We tried asking the agent, Katharina Roth to reduce this price if possible and she sent the sharpest possible response saying this was not agreeable. It is surprising how a polite request could warrant a nasty response from her. Their inventory clerk was absolute rubbish. It was our fault that we were not present during check out but the inventory clerk's report was extremely inaccurate. The report outlined how items such as the electric kettle and furniture items like chairs were missing from the property!!! Further, our comments on the check-in report at the start of tenancy had not been incorporated so obviously there were a few discrepancies on that front as well. Savills charged us for these extremely dirty pillows and pillow cases they claimed were missing from the property. We had accidentally taken them with us when we left the property but returned them before the clerk arrived for his final inventory check. This was a claim Katharina from Savills refused to accept- an extremely unprofessional gesture on her part. If we had to steal the items, we would have never told her that we accidentally took them and intended to restore them back on the property. When we asked them to at least reduce the charges for these items (since the pillows were in an absolute awful condition at the start of the tenancy as well)- she sarcastically responded that this was a reasonable sum since Savills was not charging us for buying these items themselves!!! Moreover, the kitchen lights stopped working during the tenancy- we highlighted this to Savills which sent a contractor to fix the problem but left the issue mid way. At the end of the tenancy, we were again charged for restoring these lights. She sharply directed us to the terms of the tenancy agreement. I am with her on the terms of the tenancy agreement, but if they sent their contractor to fix this issue during the tenancy (without expecting us to pay for it) and the contractor failed to address the problem- then surely we are not responsible for the entire fault now. We were also charged for a lamp not working. Again, we politely told Katharina that we were certain that this item was functioning properly when we left the property and if she could please check with the new tenants if this was actually the case. Her curt response was that the new tenants were annoyed at being asked questions about items that did not concern their tenancy and charging for lights was the very least that Savills could do. I quote her exact words: "Notwithstanding that we always recommend tenants to be present at the check out to avoid misunderstandings and therefore would only charge for the cost of a bulb replacement at the very least". NO THAT IS UNACCEPTABLE BEHAVIOUR KATHARINA ROTH! Savills can't charge us at their whim. We completely accept responsibility that we should have been present during check out but due to personal circumstances, we were unable to do this. If the inventory clerk had been proven inaccurate in the context of a few other items, which Savills had agreed to investigate, then please do consider other requests also. Anyway, this experience was a nasty end to what I otherwise thought was professional behaviour during the tenancy.
It is not fine to be professional only during the tenancy and resort to unpleasant tactics at the end!

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
