When we first viewed the property we were told that there would be work done as soon as the rent started flowing such as the upstairs carpets being replaced. after a few weeks we discovered a list of things damaged or going wrong such as leaking under the sink causing water damage. the front and back door not closing properly due to swelling, the upstairs bathroom window would fall out if opened at all as it wasn't attached to any hinges. these were some of the big problems. the little ones had a list of their own. we complained to Balmforth about these issues and was told they would contact the landlord but if he didn't respond within the week they would sort the issues. months went by. we had visited Balmforth countless times asking what was happening and each time fobbed off with another excuse or told what we wanted to hear with weeks passing by. By now we've had enough. were now searching for another house. one where there's no rotting windows and doors. leaking baths. insecure windows and doors and damaged lights. Although things have started to happen when we threatened not to pay rent its still not great. We've recently discovered the pipes coming out the garage are illegal as we planned on putting our washer in there but now cant. I will be looking into taking this whole matter further as iv regretted paying the rent each month for a property that quite frankly is not suitable for a family to live happily in. Even the garden is a wreck. my daughter couldn't play outside due to the dangerous heap pile that was left and the stinging nettles laced over the whole yard. iv had to buy weed killers and grass seed to solve it. Iv lost all faith in Balmforth and would recommend not going through them at all. No one cares. No one listens and no one has any good communication with each other.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
