Tenants beware, expect the most appalling service, contracts no longer than 6 months with applicable fees, also every 6 months, so if you dare to complain about how long it takes for repairs, you will be told that your contract will not be renewed, that is exactly what happened to me, I was left 6 weeks without a cooker and it was finally fitted the day before xmas eve, leaving all my guests hanging till the very last moment,upstairs apartment was flooded, they went out and left the washer on which got stuck on a cycle and pumped water out for 3 hours, no emergency contact number, finally after knocking on every door I came across a tenant with Paul Hands personal number who insisted that I wasn't allowed it (no prizes for guessing the situation there) but finally made a call on my behalf when I explained that I was sure Paul would want to know that there was literally gallons of water teeming through my ceiling, anyhow he finally arrived with a face like thunder because he was in Harrogate shopping with his wife????, cut a long story short, the damage done was incredible, the repairs were not done as the property was under insolvency at the time (during this time there was a rent increase), my 6 month contract was up in around 2 weeks, the week before xmas and Paul Hand quite literally told me that if I carried on then he would not renew my contract and that I needed to get one thing straight, that he did not work for me but the landlord, what a gent!!, needless to say I had no choice but to leave and I had lived there for 2 years and both times xmas was completely ruined. You hear stories of these types of people but never think they exist, believe me when I say Paul Hand is the most unethical, unprincipled, dishonourable, immoral son of a bitch you will ever have the misfortune to meet.
