Unreliable, untrustworthy, cunning and incompetent letting agent (Epsom branch) who tried to rip off the tenant and the landlord. By the name of administration charge they deceptively collected money from the tenant as checkout fee, drafting the tenancy agreement etc. Despite the landlord clearly indicating verbally and in writing and agreeing that he will be supplying the tenancy agreement and will be carrying out the checkin and checkout using his own inventory clerks. This was tenant introduction service only. They were also trying to sell me their inventory clerk service for a fee stating that their clerk is cheap. I didn't accept the service. Luckily the tenant is in legal profession who studied everything in detail and noticed that he needs to pay the checkout fee to the landlord as per tenancy agreement. He discussed with me and explained that the agent has already collected the checkout fee and the agreement free. So both challenged the Lettings Manager for Epsom branch, who eventually refunded about £175 to the tenant. During the discussion to my disbelieve, she told me that its a standard practice and this is how they make up some of their profits. Also, It took 15 days for them to transfer the first rent to me despite several emails and telephone calls. Luckily, on my insistence the deposit was paid into my account directly by the tenant. If not, I would have struggled to meet my legal obligation to place the deposit in the DPS scheme. I will never ever use these unprofessional and deceptive organisation.
