My son took out a rental agreement via Twelve Trees letting a year ago. He left the flat 3 months early due to a severe illness. However as guarantor I paid the rent fully up until the end of the tenancy. At the end of the tenancy we cleaned the flat thoroughly ( we are also landlords and have been for 25 years ). There was a small indent, about the size of a 5p, on the floor in front of the cooker where something had been dropped. There was a small dent in the fridge freezer door. Its actually a tiny flat with very little space to move around. There was also some damage to the front door where it appears someone had tried to force it. We believe this happened after my son had left the flat but accept that there should be a contribution for this. Louise Williams withheld the deposit of £760 and mailed us to say that she wanted a brand new new fridge freezer , new floor and other items totalling £2700.This is totally outrageous. No account taken of fair wear and tear on a very small flat. They have been unreasonable throughout . I would strongly advise others against using their services
What agent could do to change your mind?
We expect agents to be fair and reasonable. Twelvetrees are anything but fair and reasonable . Perhaps they should consider treating people fairly, their reviews are awful which is not surprising

13 May 2025Hello Barry - thank you for your email which is totally misleading. Your son moved into a brand new property and he was the first tenant to live in the apartment. The damages caused within the apartment were not wear and tear and the property was left in an unclean state and would have been inappropriate for anyone to move in after your son had vacated - Your son was always very pleasant to deal with and we had an understanding and we appreciated his difficulties. I am sorry that you felt at liberty to write a public email informing everything who wishes to read your review that your son has a severe illness which I do not think is appropriate. We are fair, reasonable and respectful to others. I do hope your son is doing well

Have been with this agency twice now and such bad experiences both times. My friend has also had the same trouble too.
